Landlord Refuse to Extend Lease if It Ends on December

I'm currently in the process of extending my lease as it's going to end in less than 2 months. I usually have a 6 months lease however because of pandemic I prefer to extend my lease for 3 months which works fine with my landlord previously. However, this time around my landlord refuse to extend my lease for 3 months because the lease will ends in December, instead they offer to extend the lease for either 2 or 4 months.

I didn't bother to ask why they have a problem with lease ending in December, and I've already agreed with 4 months lease. However, I'm curious as to why it would make any difference if my lease ends in December. Any renter in Sydney can give some insights?

    Don't want to be dealing with a lease ending around Christmas and the risk of the place being untenanted over that period.

    At the end of the day surely it’s their house and their decision. Having the place empty for part of December and potentially a lot of January when people are usually away and not moving house will cost them money and it is a security risk having it empty at that time of the year.

    Christmas & New Years…real estate agency will close, movers hard to get and xmas falls near a weekend so a string of public holidays this year

    No one wants to move into a new place in December, their place would be untenanted for a month or longer.

    • On the flip side, it's a good time then because there would be less competition for a place during that time. The last place I rented, I moved in on December 22nd.

    Ask them?

    • I should have but the communication with the landlord is a bit of a hassle as I have to communicate through the RA agent, it usually takes 2-3 days for them to come back to me. That's why I don't bother to ask.

  • Rent is cheap everywhere now, just move out.

    • Yeah, true, I've been paying too much before, fortunately the landlord agreed to reduce the rent this time around. A bit late, but better late than never.

      Cheap it is not. The bubble is coming down, thankfully. Next the government will announce rent seeker.

    Thanks for the answers. I initially thought it's because of Christmas and everyone are leaving Australia, but during pandemic this year who would travel? So still doesn't make sense to me.

      No it's because people don't move house in December. Just take the 4 month lease, it's hardly a big difference.

    Why extend the lease. Just go to month by month?

    • Landlord may not want that.

    • Rent decrease has been negotiated.

    Depends on where you are. If you live in high student renting area, no landlord wants vacancy of December, when students go on holidays, then rent again at end of January.

    I suspect you might be also a student/or work in education, so have that same idea, Go home for Christmas, save the rent and start in a new place in February.

    Now if you were at a holiday/beach location then they would be happy for you to leave in December and they could let at holiday rates.

  • May be the landlord plans to go on a holiday somewhere and will not be available in December for re-extend the lease around December.

    • The landlord doesn't need to be around, the real estate can take care of it

  • Are you planning on moving? What is the big problem with having a lease a bit longer if you are staying.

    December/January is the hardest time to get tenants. It’s holidays time and no one wants to move house.

    I moved in with my Sister for a month in Dec 2017 because it was too hard to find a rental. Then that turned into 6 months.
