Water Bill Payment adjustment doesn't make sense for IP

I have an IP in QLD so I seek water bill from the tenant. It is currently tenanted at $395 per week.

I received the previous rent until 23 July. I received a fortnightly statement today which shows the total payment of $1185(3 weeks rent) which includes a partial water bill payment of $50. The rent is appearing as paid until 13 August and PM is saying this is how the system works and it is correctly reflected.

1 day rent calculate to $56.2 so I am technically $50 short for 13 August. Can someone help me to understand how it works and if I am incorrect?

    What did your agent/water corp say when you asked them?

    • PM response is already mentioned in my post above.

  • I'm not in Qld, but why wouldn't the tenant just pay the water bill direct?

    • I believe we can't be charged for the Sewage etc. My water bill came through from the REA for about $60.

    • I don't have any direct contact with the tenant. Everything is managed via PM.

  • Based on dates, the next time you get income would then be 13 August and further. The last billing date was to a Thursday, now this is 3 weeks rent to a Thursday again. I don’t think you need to be looking at 1 day of rent.
    Water charges to the tenant are water usage and state bulk water Charge only.
