Is This Normal Real Estate Practice?

I found and inspected an office for 85000. I made an offer to the agent of 83000 to pass on to the seller. Her reaction was surprising, she said No thats not good, and no matter what I said she didnt seem to be flexible. She said to put it in writing so I did and now she keeps stalling for a reply. I have got the feeling she didnt even pass on the offer and is finding another buyer. Isnt her job to pass on offers and let the seller decide, not her to decide? I would have paid more but now not being given the opportunity

    Go into the office and make a written offer, that way it definitely gets to the seller, that’s what I’ve done when they play these games

  • Leave a note in the letterbox perhaps (if owner occupied)

  • when I was looking at car spaces one agent immediately told me the owner would accept a lot less so I dont see why I cant try, he can only say no

    REAs want one thing and that is to sell the property ASAP, and move on to the next one, they don't care about getting highest price, just want the vendor and buyer to reach agreement. If they thought that there's a chance the owner would accept, they'd pass it on to the owner.

    Likely that the owner has passed on similar offers very recently or said 'don't show me offers under X'.

      • Or has a financial interest, could be many reasons.

    An offer of $83K for a place that's advertising for $85K? You're not giving yourself much room to move there!

    My first offer would've been $70K or $75K and then negotiated from there.

    When you make the offer, put it in writing with a condition on it by saying you're willing to offer $X amount for 24 or 48 hours. They'll usually either say yes, no or ask you to up your offer.

      She is working for the seller not the buyer. Can backfire if no other offers. Then when she calls you back as no one else interesred. Offer another $10k less than your original offer. Take it or leave it.

      • Ive burned my bridges there, I told her off, and have left a couple of reviews. I spent a whole day travelling to see a property that was advertised with no intention of honouring the price etc
