New or Established Homes in Cranbourne/Greenvale? ($500,000 to $550,000 Range)

Hi everyone,

I've been looking at buying a new house in Cranbourne or Greenvale - within the $500,000 to $550,000 range.

I've been seeing a lot of House + Land package deals. Should I go such package deals? Been hearing a lot from colleagues that the build quality isn't very good. If that's the case, would going for an established home help?

Any inputs would be great!

    Cranbourne or Craigieburn?

    Those suburbs you have mentioned are different sides of the city!

    • Cranbourne - I agree, but trying to see and understand what the pros/cons are to decide on which one to choose. More than happy to hear your experience or hear say on these suburbs in terms of quality, etc.,

        I grew up in the old side of Craigieburn, the only new houses your going to get in that area is more North- West of Craigieburn now.(New Area)
        Place has exploded!

        In terms of Greenvale, I know there are pockets of that suburb now with new developments. You might be able to get a new home for 550 to 600 thats new and already built. (Might be out of your range)
        Look in all honesty, Greenvale was deemed a really good area, but now Greenvale has been rezoned and is also a big area!

        Cranbourne, well ive never really been there except for work purposes, so can't comment exactly on whether thats a better fit for you.

        Most new builds are not the best quality builds, but even if you went for an established home in those areas it wont change the quality of that home unless you want to spend 800k or more.

        Maybe go for a drive by around both areas in the new estates and check out the homes.

          I can check for new properties that are available in Craigieburn on the internet, but wasn't really sure how to go about.

          As you've suggested, I'd probably decide on the suburb and then go for a drive around to check out the estates.

          If I'd have to get hold of future developments in an area, do you know of any site that I can refer to that provides list of all future states for a suburb?

    Unless you're building a small house, using the whole sum of $550k does not a very nice house build.

    • Thank you! That definitely appears to be the case as cooling isn't included in the list of inclusions. If I'd have to get additional utilities such as dishwashers and other stuff included, most likely would end up at $600k.

        Unless you are absolutely certain that the builder is passing on the savings to you, buy the whitegoods yourself.

        Installing whitegoods is very easy and you'd definitely benefit from choosing the whitegoods yourself.

        Also, if you can afford the option for taller ceilings, it is always worth it as you always get that value back in resale.

        • Interesting - thank you, this is the first time that I've heard about taller ceilings and advantages. Guessing it will be considered as changes from the original floor plan. Thanks for your advise on installing whitegoods as well, will consider this while arriving at the costs.
