Internal painting a unit prior to sale - is it worth it?

Would appreciate the experiences of others to inform whether a friend should get their very small unit (less than 50m square) painted internally, prior to listing it for sale via agent.

The pros are - the agent recommends it to help get a better price, current paint is 10 plus years old and some flaking. Not an aesthetically pleasing colour (pale yellow), so fresh neutrals will come up better in photos.

The cons are - the unit will be listed for less than 250k, so forking out 4-5k for the painting is no light undertaking. The owner cannot paint it themselves (interstate) and risk getting caught in a border closure. It's not a high end unit, older complex, dated from the outside.

The unit needs no other work. Owner wants to sell it as a blank slate and is happy to take the cost of painting it off the price in negotiations, knowing that painting can be very personal and people want to paint it to suit their style.

Has anyone not painted their unit or house prior to sale and regretted it? Or have you bit the bullet and were really glad you paid for it up front and it balanced out after settlement?

    For me - its worth making it look its best - first impressions are important. If it looks like its been looked after buyers are open their wallets more. If it looks like shit buyers will take that on.

    Having said that, when I sold my house last month agent told me not to bother as the buyers will want to put their own scheme in to the place.. but I painted it anyway

    Didnt paint dads place before selling, still got 85k more than we were asking.

    Units shouldn’t cost $4-$5k for painting (unless there’s a heap of prep work). My 4bd house cost $3.5k to get painted a few years ago

    • Quote spans frames, doors, walls and ceiling, and the current paint is apparently in poor condition. A cash quote is for the 3k mark but the worry is if they do a really bad job, good luck enforcing remedies from interstate.

        If its that bad - yes you should paint the place or it will look like a shit hole.

  • We painted internally - a number of years ago now so I don't recall the price, but we did have a very strong sale that we believe was due to the overall appeal of the place. We went with a painter recommended by the agent (kickbacks, of course!), but the process went smoothly. We were having carpets replaced so the painter came in before this was done. I think we prepared the walls, washing with sugar soap, and then they used a spray gun to give the walls a fresh coating in a neutral colour. It was a very quick process and didn't take much time out of our sale preparation - however, we were there and able to do parts of it ourselves as well as to keep an eye on things and respond quickly as needed.

    I've no idea how well the paint job has withstood the passage of time, but for our purposes, a quick freshen up before sale, it was very much worth it. We also had the place staged, and spent about $500 on ready made curtains. It looked nothing like it had when we were living there, and very much like many of the modern display homes.

    50 sqm shouldn't cost $4-5k. We painted our unit prior to selling and it was worth it. We paid about $4k for a 90sqm unit.

    • Agree totally.. depends on how much preparation is required - it sounds like a lot

      but even if it was, it will be got back when you sell.

      • Depends on the city too. For comparison, I was able to get a 135m2 house in Adelaide painted for under 3k, a similar-sized property anywhere between 7-10k in Canberra.

  • With all the skirting, doors, frames, ceiling, it does sound reasonable.

  • Think of it this way:
    Would you buy it as it is?
    Would you discount the price due to the paint flaking?
    What would you think overall with the condition of the paint work etc?

    Based on your answers then you have answered your own questions. IMHO I would discount the price as if I bought it I would have to spend time and effort painting.

      Nope that's not the question.
      The question is "will more people be interested" and therefore offer more or get into a bidding war to offer more.

      • Yes it is as if you answerd the questions asked in a positive way then you would get more people interested and therefore.

        Where is your valid response to the original post?

  • to be fair, if you want more people interested and viewing property, you're probably better spending the money staging or even photo shopping the pictures. if you have some bad paint, could always cover with painting, a mirror or something similar.

    For a 250k unit, it is very much not worth painting, as the cost incurred will not be recouped from the sale. The reason the agent wants it painted is it will make their job of selling it easier.

    • I think it is, if there is nothing else wrong with the unit. People will look at it and think there must be loads to fix and bring their internal price down by tens of thousands (or become uninterested) as they imagine all the things that might need fixing.

    In this market, I'm shocked there's a <$250k listed unit somewhere, anywhere.

    • You could even get a house in Adelaide northern suburbs.

    $1000 but seller will provide paint.

    Can only be an improvement by the sounds of it.

    Someone will take it.

  • DIY is the only way. Punting isn’t hard, just time consuming.

  • As a thank you to everyone who took the time to comment, have been told that the unit was painted (in the 4-5k mark, regional area premium/mining tax mark up) and was sold, with the paint definitely making it look brighter and the photoshopped furniture also making it look worlds apart from what it did previously. It went in line with the price expectation and in good time so it seems everyone is happy the effort was taken to get it done.
