Help! Sell House Now or Wait Three Months?

Hi all,

I live in regional Victoria (Avenel). Prices are skyrocketing right now, and houses are selling like hotcakes. I want to jump on the bandwagon and sell my place, to move into the Melbourne CBD (prices are low right now). I was planning on getting the real estate agent around in about 3 weeks to have a look. I am currently fixing the house up. This issue is, I live on a 1/4 acre with a lot of trees etc. My garden is looking quite bare right now, and it would look much better once everything blooms again and the leaves come back.

Will I miss the boom if I wait 3 months? In my area the market is traditionally quite slow, my house was on the market for a long time before I came along. Also, I want to buy in the city asap I don't want to market to bounce back before I buy.

So, the question is, do I (potentially) lose a bit of money selling too early while my garden looks bad, or can I afford to wait 3 months (will the market change in that time?). I want to take advantage of the panic of everyone moving to the country while it's still there.

    If your market is booming the garden probably won't make much difference compared to your opportunity cost. Sell now.

    Why would anyone want to move TO the CBD from anywhere rural?

      I guess it's the whole grass is greener, I'm incredibly bored and isolated here, there's nothing to do and everyone I know is far away. Basic services are more expensive and specialised services just don't exist. Takeout is boring and forget any exotic grocers or restaurants. I want to change jobs but there are barely any opportunities for me here. I have to travel about 180km per day to work and back, which takes a toll on my car and petrol gets pricey. It's just me in a 100 year old cottage with a big block, which is lovely, but I have to spend time and $ keeping everything looking good, which was a fun novelty at the start but now I'm over it. I know there are drawbacks to city living also, but I lived in Tokyo for 7 months and enjoyed that, so hopefully Melbourne should be okay.

                they dont usually have 40 students to 1 teacher.

    If you buy and sell in the same market it shouldn't be much of a difference.
    It's when you hold off after selling in the hope the market will go down where you could end up in trouble.

    What did your real estate agent suggest?

    I suspect a green garden wouldn’t make a lot of difference to the price as long as the current garden is tidy and maintained as good as possible.

    • I haven't spoken to one yet, I was kind of worried they would say oh it's fine just to get a quick sale, I wanted to get some objective opinions

        I did think that, real estate just wants the sale, doesn’t really matter what price to them. Still, a good agent should be able to give you an indication of wether ty should sell now or wait.

        We were lucky enough to know an agent and reasonably trust him. We had a walk through the house asked opinion on a bunch of things prior to our sale so I was able to fix up some stuff. Then when we purchased our next place had the property ready to sell. We were very fortunate to be able to afford to buy them sell, not sell first though.

        • Yeah true, I might fix the garden up anyway, then get their opinion, it's one of those things where I'll never be 100% happy, I'll always pick something I want to fix before I sell.
