Storage Facilities Melbourne and How Does It Work?

I am thinking of taking up a small storage space 3x4m. Anyone know of any cheap long term spaces in Moorabbin VIC? Seen some ads for $29/month.

Also, what's the deal with damage to property. ie if facility gets broken into or my property gets damaged will it be covered under some insurance or do I need to get that as separate insurance on my own? I have some valuable items which I need to shift from my garage. Sick of not being able to use my garage space for the car. No, I don't want to sell my valuables to make the space.

Thanks in advance for constructive comments.

They can get expensive quick…shop around AND inspect the units first

There is insurance available with them. had one for few months when moving house, but was a 20ft container sized unit.

    • I thought about the idea awhile back, but hadn't looked onto it to see whether it was worth it. Why do you say expensive quick. I'm thinking $29/mth is ok, but sure it does add up over time. When I say long term. I'm talking storage for 2-5 plus years. Just don't have the storage at home, but this option could assist in moving that stuff out.

      • They do increase the rent regularly..

      • 29 mth + insurance + …. and i was lucky to not have any increase in rates, but mine wasnt in the ballpark of 30 a month

IM like you - no room at home … went from a 9mtr x 6mtr massive shed with 3mtr high doors to a 1.5 car garage… just doesnt work

Expect to pay a large cleaning fee when exiting and potentially a setup fee when you first rent it.

    • Didn't have a cleaning fee on my unit when i bailed. ?`

  • I had used a storagw facility in Moorabbin a few years bacj - basically a yard that had lots of containers setup. You rented a container and out stuff in it. It was watertight and our stuff came out with no damage after 3 months. Was open only weekends and had to make a booking to access.

There are also places like Howard Storage that have rooms that you rent and they have 24/7 access - just depends on what features you require

It is best to put your stuff up on pallets when you store it. You can get rising damp through concrete floors. We had some stuff that had issues with this.

Is there anyway you can create an overhead for your garage to store stuff. When we did our warehouse conversion the roof in the garage was pitched so we built a little room into the roof space. It has a pull down ladder. It is a way to provide extra storage in the garage.

No I don't want to sell my valubles to make the space.

Why is that? Sounds like you rarely use the stuff if you only want to access it once or twice a year. Remember the cost of storage adds up fast.

$100/m for a item that is only worth $2k, doesn't take long that you spend more than the item is worth in just storage costs.

I once knew someone that had a couch in storage as it was a 'costly' couch when they purchased it and it didn't fit in the current place. They couldn't part with it, and kept paying some crazy amount to store it for the 'next' house. They basically spent more than the couch was worth new in storage costs.

    • Your points are valid. I would think my stuff is well over $5k or more. It either has to stay in garage as it has been as I can't really create extra space in house. At least if I have storage outsourced it's like I am just paying to get my car back in the garage. Which is more practical and secure for the car as well.

  • Consider an empty garage near you - maybe speak to some neighbors.

  • I rented a non climate controlled self storage in Sydney about the size of a single car garage,
Rented it over winter months but I’d probably not want my belongings exposed to excessive heat over summer -at that location

Small set up fee, there was options to prepaid x months in advance for x% discounts. Also x% discount for long term lease.
Insurance was an add on $$$ based on insurance value.
Don’t recall cleaning fee but it was left clean.

Location may/may not have trolleys you can borrow (units with good vehicle access can cost more)

Best tip is call for a quote and get dimensions- cubic meters or size with all 3 dimensions
A 3x4 unit could well be 3m height, 4m deep and 1m wide.

    • Thks for your input. Good points
