Best Way to Advertise Holiday House?

My family has an AirBNB in Blue Mountains and we are running a summer promotion and was wondering the best way to spend a few hundred dollars on advertising. Target market is people in Greater Sydney Area, capacity 10, large family/friends group looking to stay in the Blue Mountains.

I have posted an ad in some Facebook Sales groups and community boards. We have an agent who manages listings for us.

Anybody have any experience with running ads?
Which way has the best CPM for our target audience and how do we target for those who will be interested.
I have considered:
Google Ads
Facebook Ads
Influencer Advertising(Tribe)
If we were to approach influencers would we also be able to negiotiate a free stay for advertising exposure?

A group who stayed there posted photos on a Chinese app and that got us some views
So maybe Chinese Forums/Newspapers and Magazines?

Since the agent adds the AirBNB 15% commission to the price on AirBNB its 15% more expensive on there. The point of advertising is to get them through to the agent link.

AirBNB is the best way to advertise an AirBNB

    • Yes, we had a few family and friends book through at a discounted rate and give feedback. However, since the agent adds the AirBNB 15% commission to the price on AirBNB its 15% more expensive on there. The point of advertising is to get them through to the agent link.

Would have thought the location is what matters…

      What do you mean?

        What do you mean?

That if it was a sort after location you shouldn't really need to advertise I suppose.

I've seen people advertise on Facebook market place. I'd probably do an ad run on FB and Google.

You could also perhaps create a Facebook page for the listing, get likes and shares through a promotion.

Also you could also consider getting a small website produced for the property for further exposure in the future, or now if budget allows.

Good luck. I hope it goes well.

        • Agency has a website, I've started a Google ads campaign

  • I have seen ads for rooms/flats on Gumtree, might attract some people if you post there.

Start a forum post on ozbargain…

    • Done that already

  • Look in Broome, look for holiday homes there with adblock off.

Or some other location. Write down what you did and noticed how they did it.

  • Got to take a hit in the first year.

Do air bnb. Word of mouth will take off it's a good place.

But YouTube videos work as well

Is it an ordinary old house, or does it actually have fancy features worth staying and Instagramming?
