Need Help Finding Land in Eastern Melb Area

I'm in the process of looking for a piece of land to build on but struggling to find one that isn't a complete rip off.

I was looking into Clyde area but now the prices have gone through the roof, and developers are only releasing 10 plots at a time, then increasing the price of the next 10 by $10k.. so I'm looking to move further now. Officer or Pakenham.

I'm after 600 square metres above. And around the $400k mark.

It's becoming increasingly difficult to find anything above 450sqm now days and they are all now $500k and higher.

I've tried looking online with no luck as the site's don't get updated regularly, and it seems like the best place to find plots is at physical land sales offices, but I don't know where all of them are.
I'm hoping there are people on here who might be in the same situation and have some contacts or tips on where to look.

Any tips if you are currently building and know of land available in the eastern side of Melb would be great please.

      Kids are growing up and I'd like a bigger house and a bigger backyard and space beteythe neighbours. It's becoming difficult for people to live without feeling like you're in a tuna can

      600m2 is a regular plot really. Once you put a standard house on it you don't have tons of yard.

    To get a block that size and at the price you are wanting to pay you'll be moving a lot further out than Pakenham.

    Drouin and Warragul areas have larger blocks in the $300k+ price range.

      You can get a decent block of land a lot cheaper in this area. Warragul isn't that far to Pakenham etc either. I live in Warragul and love it. Much better than the rat race and business of Pakenham + Officer. Plus, has all the things you need really. Might not have the big businesses like JB Hi Fi or Officeworks, but still has a great new bunnings and Kmart.

      I bought a place just over 12 months ago and got a 1200 sqm block, 3 bedroom house with oversized garage, office, huge lounge and dining area for just over $600k. Worth a lot more now, but love it.

            @geekcohen: yeah I know copelands, some nice big blocks on that road, and it's gotten busier since the Copelands estate is opening up , joining on to Chesterfield.

    Just to clarify, this is the South East of Melbourne. The East is suburbs like Doncaster to arguably Wantirna, in which case I was about to say good luck. Please edit your title?

    I think your best bet is to go down on a Saturday morning and drive around. You'll see signs for land sales offices and new estates. Calling the numbers on websites you find online would help too.

        I already live in the area and have just bought land in the area (in Casey though) and that's what I had to do as well, so would recommend. Get off the Monash and you'll see the signs for new estates in the Officer/Pakenham area.

    I collated a list of the estates that I could send through in that area, using openlot.com.au.

    Have a look at the second hand market too on Facebook marketplace, Gumtree and Realestate.com.au, someone may want to cash out.

    I would seriously question the value of building now vs. buying established in that area.

    This whole thing is impossible to do online, you need to drive to all the estates and talk with the land agent and get the prices.

    Some will take calls, but really you have to be there.
