Best Building Insurance Only (for Landlord) ?

Virgin and Budget direct seems to be around $570-640.(including flood)

Are they good covers?

As for landlord insurance I got something else so. I only need building insurance.
(400k to rebuild)

No such thing as a "best insurance". There are far too many factors, variables and inclusion/exclusion policy elements. Cross compare for your own scenario.

    Read the PDS. See what it covers and determine if it's appropriate for what you want.

Always good to check the PDS to see what's covered. Take AAMI and Terri Scheer for example. Things like broken shower bases aren't covered, while other providers like NRMA will cover them.

EBM Rentcover best if you have a managing agent not self managed.
