Has Anyone Sold Their Property without an Agent?

Just curious if anyone has sold the property themselves?

How did you list it on domain and real-estate?
Did you have any gotcha? Anything you forgot?
Do you regret doing in your own in the end and think we'll get agent next time?

Obviously I understand selling your own works for some and not for others. For premium properties probably makes sense to get agent. However, just wanted to get thoughts from people who have sold themselves.

      I thought there are sites now which allow you to do it. I know there are certainly few options for renting. I use rentbetter.

        Maybe, but not the two sites you mentioned. You’ll miss out on a huge amount of potential buyers by not having a listing on either of those.

      If you use one of the 'sale by owner' websites, they are registered agents and can list on those and any other sites.

      I used PropertyNow when I sold my house and I think it was only listed on realestate.com.au.

        • Was very easy IMO, but I have a lot of experience in the legal side of selling houses and dealing with agents so it wasn't exactly foreign to me.

          We sold very quickly as well so not many opens or dealing with follow ups, etc.

          If you are unsure what to do, attend a few random open homes and watch what the agent does. Your solicitor/conveyancer can probably help guide you a bit as well.

            So, in terms of professional services: its mainly the conveyancer that you need.

            Did you do the 0.1% deposit to take it off the market? I know agents do that token deposit to lock it in.

              Nah, it means nothing anyway.

              If you want to do it get them to pay it to your conveyancer's trust account (as that is where the deposit will be going when there is no agent).

    • Wrong, wrong wrong. You can list on all REA portals that agents use by selling yourself. Look at PropertyNow, DIYSalesandLeasing.com.au, Forsalebyowner, etc. Countless others including Oxford Real Estate based in Sydney (they offer option also to sell your multi million dollar property for no more than $10K)

    I did, I just had a sign at the fence and listed it on gumtree. It was only a block of rural land though

      I tried the same thing with selling my semi-detached, didn't send it by registered post (just regular) and they said it never arrived (!) and did a chargeback.

      I know it arrived though because they're contacting my neighbour and trying to make offers on "the other half".

      Only meet ups in person and cash only, people.

    I'd probably doorknock on the 2 neighbours right next to ya and the one behind you to see if they're interested? Saves all sorts of advertising fees.

    You'll need a conveyancer regardless, get a contract draft up…

      We missed a golden opportunity with the block next door.

    • Definitely do this. I sold to my neighbour and it was a good deal for both of us. Easy negotiation and no real estate agent getting in the way. It helped that we got on well with the neighbours though.

    Yeah I did and it's the only way I'll ever sell a property again. I got a great price. It's easy enough if you have time to show people through your house and can also handle dealing with people that muck you around. It's similar to selling on gumtree etc really, you get stuffed around heaps. In this market houses practically sell themselves. I used one of those soldbyowner.com.au etc selling agents (can't remember which one exactly, I think I just went with the cheapest). They enable you to list it on domain and realestate.com.au which is all you need. I think it was only a few hundred in fees.

      Do you do the 0.1% deposit to lock in the person? How does that work logistically?

      I know from buying experience, agent ask you do pay 1000 or 2000 as deposit to lock it in.

        No worries. I'll probably never use a realestate agent again and I saved thousands.

        Concerning the deposit, you can negotiate with the buyer. This can be a deciding factor on who you chose to sell to sometimes. The more you can receive the better as a seller because if they stuff you around there are circumstances where you get to keep the deposit, which is it's purpose.

        I got a 10% deposit when I sold. When I buy I try to put as little as possible. Talk with your solicitor or conveyancer and they will give you better advice.

    • Do you have a license? My husband is adamant that we can't sell without an agent, but pretty sure any properties in our area will be snapped up anyway so might as well save a few k

        I just went with the cheapest as all I wanted was to list on realestate.com.au. I didn't require a sign or anything. Most people just use domain or realestate.com.au these days.

        I'll NEVER use an agent again.

    We sold our house with sale by owner, and it was easy. The things that concerned me was, getting the offer and acceptance spot on, so I got the conveyancer to to that. We didn't have to pay an agent who was trying to get us to drop our price. If you have the time, sell your house yourself

    My mum did that using Your Hot Property. She just kept it on the market until the right offer came. She got the full package with Domain, Realestate.com.au, Allhomes, chinese website and newspaper ads. Definitely no need for an agent.

  • I have sold 2.

    One on Gumtree and one through an agent who took a flat fee of $500 and listed my advert (my wording) and my photos on all the main websites.

    All calls were directed to me the agent did nothing but allowed me to use her access to the main websites.

    I went to the REIWA office and got the relevant forms and did the negotiations myself.

    It is easy.

    I did the research on the property values around the area and the sale histories using Landgate data.

    Yes you will get lowballing people who believe you don't know the market but stick to your guns.

    If you are reasonably confident in negotiations or are totally prepared to reject all offers until the right one is made (ie essentially just dont negotiate) AND you dont mind dealing with idiots and tyre kickers and people whinging and trying to chisel the price - then its fine. It does take a bit of time, you will get random calls at all hours and people wanting information you have already given them or that they should be getting. Oh, you will also be getting a lot of agents calling you trying to convince you to list with them instead of doing it yourself

    You can also get a few agents to come and give you a quote and an estimate for the house, pick their brains and then list it yourself. Sort of like trying some shoes on in store then buying on line cheaper

  • Anyone have thoughts on how to view sale history data in NSW? I know you can see basic free ones on Domain. HOwever, wouldn't mind a comprehensive paid service.

  • We did this about 20 years ago, in a very buoyant market. Helped to have lawyers and former agents in the family to give us tips.
    We used agents to give us a feel for value, them took out a print ad ourselves - print was still a thing back then - and made some fliers. Had a contract drawn up and had stack of them at the open for inspection.
    Sold it on day one - people really liked not having to deal with agent BS. And saved ourselves a packet :-)
    IIRC it wasn't very onerous - if you've been through the house-buying process you'll know it's not that hard to host an inspection.
    We got the price we wanted - perhaps an agent would have been able to push that up for us.
