Lease Ending. Need Opinions on What I Should Be Doing

Not sure if there's already a checklist in place but my lease is ending (finally after having mould infestation and an actual mushroom growing on the ceiling and the carpet)

The new house is furnished so won't be needing to purchase fridge, dishwasher, oven, sofa. But we would be needing to buy a new Bed Frame & Mattress as both were already worn out.

Also found that the owner has given a Dehumidifier to the place seeing there's not much sunlight and air coming in we're deciding to keep it and use another Dehumidifier in other rooms.

I know the new place might sound bad but it's close to me and my partner's work and price-wise it's not so bad. Just wanted your opinion on:

  • Internet
    I'm using a portable WiFi with a sim card provided by work but there's already a modem provided by the owner. Might be something for the future if I can work from home a lot but is it worth it to invest in home wifi? Maybe website checks if the internet capacity is strong on that specific area?

  • Electricity
    Got blinded by our previous lease with free electricity and didn't notice how bad the place actually was. We're moving to a new place and we haven't got an electricity provider yet, maybe there's a first signup for new users along with ozbargain referrals?

  • Bed Frame/Mattress
    Been using Ikea's GRIMSBU Bed Frame & HAFSLO spring mattress. Noticed that my side was actually declining lol anyone have recommendations on brands that are worth to get?

  • Air Quality
    Have only got Kogan Air Purifier and a small dehumidifier, do you guys have any recommendations to keep the air quality of a house with a couple of rooms be safe?

  • id say if the dehumidifier kept you safe through mold & mushroom infestation,
    not using one in a normal house might cut down on your power bill some yea?

    • Definitely thought it was a red flag in the new apartment having the new landlord put one in the house so definitely Dehumidifier is a must.

    I won't offer advice as almost everything you've posted is the opposite of what I would pick. (Fresh air, sunlight, my own stuff, high speed nbn etc.)
    Maybe sign a short lease in case you find some of these drawbacks annoying after a few months?

    • Yeah thought about this too thank you. Will keep my eye out for any new listings just in case. Just haven't heard of instances where one person can leave a lease earlier without having to pay extras i.e. 2 weeks worth of rent for leaving the house after just 6 months etc…

      • If you sign a six month lease there is no penalty to leave after 6 months, but you risk the landlord raising the rent if you stay.

        When I was young I think we only ever had 6 month leases, though stayed for a couple of years.

        • Thinking of starting a family of our own too. Definitely wouldn't want to raise my kid in that house.
          Sure travel time will be taken into account but having a good neighborhood with a private backyard would be a priority for me.

    take photos and videos and make notes of any issues (anything thats materially broken). notify the agent of these once you move in,
    don't wanna get bitten at the end of lease of an issue

  • If you rotate the bed every few weeks then you're less likely to have problems like you've said

    Look at a heat pump dryer if you use one, rather than increase the humidity in the place by running a standard dryer. I used to strategically place the humidifier to keep humidity down rather than the try do it in the whole house, run it in the bathroom while having a shower for example (along with running the exhaust fan), run it near the dryer before we bought a heat pump one, etc.

    Honestly, I'd never live in a place without proper airflow again. My health felt better for moving somewhere with airflow.

  • get a couple cheap window mount air cons and some perspex. We had that in our previous place which had no ceiling fans or insulation.
