Builder Warranty Claim

Hi fellas,
About an year ago I bought an established dwelling, build by a custom/private builder. The house is now around 3 year old. We are observing that one of the door frame of bathroom is swelling and pain is going off near the floor. The surrounding the door frame is always dry. I suspect there is a minor leak inside the wall of shower. I was wondering if this is something which is covered under builder warranty ? If yes, is there a specific way to communicate. I can see the email , business address and phone number of the builder/director in the CoS. If i do not get positive response what could be next step ? Contact my property insurance ? or fair trading etc

    Warranty is usually not transferable.

    • As per my understanding that is usually the warranty which is for 30 years. I am referring to the 6 year usual warranty of new house

      • Warranty is with the builder and the house, doesn’t matter who’s in it. I’ve claimed before, moved into 5yo house. Just be prepared to nag for aaaages

  • Get a professional building inspector. It's about $500. They will write a report.

    The warranty can be transferred but you would need to see the documentation when you purchased.

    • Yeah it is moisture but it seem this is coming from inside of wall.

  • You could get Megasealed in to have a look and give you a free quote. They have all the latest gadgets for detecting leaks and moisture inside walls.

  • In some states the builder needs to have the waterproofing inspected and signed off before covering. You should make sure yours is certified as well, if not then you certainly have recourse through the builder. It could also be a plumbing leak in the wall. You can get that inspected without removing anything using thermal imaging. I’d confirm the source then contact the builder if it’s their negligence or dodgy workmanship. I’m not 100% sure but I believe the home warranty is more about major defects such as structural defects. If the pipe leaks after several years I’d say that would be a fix it yourself thing (insurance) If the waterproofing membrane failed then that’s a builder thing. Good luck.

  • Just to share an update. Called a guy for checking. As per him it is the grout that is causing this. He suggested to replace the grout with Epoxy grout (cost ~850$)
    I am wondering whether this is something which builder warranty covers ? Going with insurance will cost me more than 1k.
