Company Specific Gas Hot Water?

Hi everyone,
I live in a complex with approximately 12 units. The hot water is a little strange where we have to pay Origin per litre of what is used, rather than just pay for normal gas.

It seems extremely overpriced (BRISBANE):
0-4000L @ 2.7c/Lt
4000-8000L @ 1.7c/Lt
8000L+ @ 1.24c/Lt

Then they charge a water meter fee of 15c/day…

It does seem to be at the body corprorate level as they're accountable for the hot water systems. They are gas based hot water systems which two units share one system, but the pipes that come from the system are split and metered seperately (measured in litres).

Does anybody else have this situation? Any advice as to what can be done? Are these prices normal?

Is there a way to get this changed to be gas based and individually metered (gas)?

Is Origin overcharing, and can we switch companies?

    What is Bulk Hot Water?
    Bulk hot water is an arrangement whereby residents in a multi-tenant complex share one large hot water system – usually powered by natural gas. The body corporate is in charge of finding a bulk hot water supplier, and this bulk provider is in charge of hot water maintenance, meter monitoring and customer billing. Each residence has its own hot water meter, meaning customers are only billed for their own water usage – not the usage of their neighbours.

    Can I switch bulk hot water providers?
    No, it is generally the case that you are unable to switch hot water providers if you live in an apartment. As you share your hot water system with other residents, it is up to the body corporate to select a bulk hot water provider.

    Is Origin hot water a good deal?
    Centralised hot water is an incredibly convenient arrangement – all of your hot water needs are sorted and you don’t need to lift a finger. But as we have discussed, the downside is that you have no say about who supplies your hot water. So are you getting a good deal with Origin? Well no one knows because there’s no other option.

    FYI to do this, all the owners have to agree to switch to individual meters and pony up the cost of installing meters and hot water systems. More often than not, the cost involved scares off many owners, especially the rental provider/landlord ones.

    If you are an owner, bring it up during the next AGM to discuss. If the other owners don't want to install meters, the best way to keep costs as low as possible is to ensure that your body corp manager regularly reviews all the providers available to you on a regular basis and ensures you're on the best deal.

    Comparison will be cost over 10years for 2 people ignoring just about everything. average tarrif based on monthly billing cycle & 9000L is (40000.027+40000.017+10001.24)/9000 =$0.021
    Shared system = 90
    36510.021 +36510.15 = $7446
    Individual = 175 * 10 + 1555 + 9036510*2.47/1000= $4116

    Difference will be less if the tariffs are on a quarterly cycle, but in summary yes you are paying about $25-30 a month more than individual but in exchange origin is managing the system for you and you don't need to find room for and manage access to 12 individual hot-water systems. so yeah no real conclusion you just managed to nerd-snipe me.

    • I've got an apartment in a large building and 2 people living there. $20 a month in hot water. $240 per year over 10 years is like $2400. It depends on people's view of it. If you only have gas hot water unit (no heating, no cooking) then it is probably about the same cost or more but the replacement of the hot water unit is where it might get you.

    • Don't know where you get that calculation but you'll definitely get slugged more being on embedded systems, say 4 person household on 10 min shower a day, that's easily 4000l on shower alone which is $108. As for reference my summer gas bill is only around $50 a month for both hot water and stove. In saying that vic does has cheaper gas rate than others. And unless you're owner and got everyone to fork out extra you won't have much save on the issue.
