Tree Feller Probably Broke a Roof Tile Caused Water Staining on Ceiling

I had a tree feller lop some branches from a tree hanging over the boundary. I was WFH at the time and did hear a few bumps on the roof.

After the last big rain there is now a considerable amount of water staining on the living room ceiling, and some cracked plaster joints in the walls. I got up on the roof and found a broken roof tile right under where the tree feller was cutting branches. I'm 90% sure that the cause of the broken roof tile was due to the tree feller cause no one else has been on the roof recently.

I sent the tree feller some photos and a text but no response. I think I should say something, if only to let him know I'm annoyed and he should be more careful/check for damage. I may ask for compensation to repaint the living room.

I am asking for suggestions on how to approach the phone call and what to ask for.

      Local police are requesting dashcam footage from drivers who may have been in the area at the time.

    It's a really shitty situation.

    Unfortunately, if you can't prove it what can you?

    I'm sure there's also a disclaimer on their T&C to say 'all care but no responsibility'.

    Just claim insurance and move on.

  • Without definitive proof difficult to nail this one down. You might be able to talk to your insurance guys as to whether it would be worth claiming but it depends on the cost. It might be worth replacing the tile and then repainting yourself once the patch has dried out.

    A reminder for us all to double check once a tradesman has been on the property.
