Need a TV for my Airbnb

Hello. I need to buy a Smart TV for my airbnb and was wondering if I should take advantage of the current Kogan free shipping deal?. I have read the reviews of Kogan TVs and they vary considerably. Given that TV is unlikely to be used for gaming can you please let me know which if any of the following you would recommend?

    Buy local.

Kogan are a nightmare when it comes to warranty/returns.

    I'd buy the cheapest.
People are on holidays; they won't be too worried about the quality of the tv.

    • People who pay 400 a night expect quality.

      • +3

People who pay 400 a night (+ cleaning fee + laundry fee + etc etc) for AirBnB don't always get quality.

My place is only $180 a night.

    Maybe a Hisense 58" for $655

A bit less hassle knowing it was a name brand

    • 3 years warranty. Makes sense.

When did 58" TVs become a thing?

      • +1

It always seems to be on cheap TVs, so it probably costs basically nothing to make it 58" vs 55", but they get to sell it with an extra 3 inches. And so all the husbands go "you can't even notice those 3 inches, it's the same" and the wives go "trust me, I can notice 3 inches".

Or so my friend tells me.

What's the go with Airbnb rather than leasing it out to regular tenants?

    • They make more money and get to holiday there themselves when they want.

Why should op not be able to do what they want with their property?

Why should op not be able to do what they want with their property?

They should, within reason. (Large deviation from OP/TV query, but…)

I’ve known several people to own properties next to or within the same complex/building as airbnbs and all of them have had to sell or rent elsewhere because the airbnbs are just party places 24/7. The owners in these cases have no respect for those living there permanently, especially because they themselves don’t have to deal with it.

Airbnb/bookings.com/whatever third party do nothing to help, and there’s nothing the police/council/epa can do either.

So yeah, owners should be able to “do what they want”/lease it out as an airbnb, but not to the detriment of others.

I can imagine how shitty it is for the neighbours in an apartment complex.

Can the Body Corp do anything about it?

Not that I'd ever buy an apartment, but if I did, I'd make sure that that strata laws prohibit short term leasing.

I, for one, don't lease from Airbnb. I prefer hotels.

          • @JimB: To be honest I’m not sure whether they tried to go via body corp or if they just gave up and moved out.

In saying that, I’ve had a friend own in an apartment block and a noisy neighbour was renting. Body corp couldn’t do much and the quickest way the owner could kick them out was because they stopped paying rent - nothing to do with the noise.

Also re the airbnbs - two of them were just next door neighbours - one with a shared wall, the other had constant parties in the back yard which just went straight down between the properties and into all the windows, so can be just as frustrating as apartments.

            • @jjjaar: Sounds like a nightmare.

If it was me and the Airbnb was causing disturbance to my sleep, I'd cause at least some inconvenience to the host/guests by cutting off the locks/key safe that hold the keys and tossing it in their bin.

              • @JimB: One friend would ring the owners every time it was happening and hold the phone up to the noise. Then they had the audacity to get angry at being called at like 2am on a Wednesday… I think the owners changed their phone number.

They also called the cops for the immediate noise too, but cops could only issue warnings to that specific group on that evening, so once they checked out it would happen again…

The thing I don’t get is just how rude guests can be. I’ve been away for hens weekends in rented homes and in hotels and we just shut up after 10pm. I’ll be the shusher of the group, I don’t care. It’s just polite to be quiet at night. Or we plan to party during the day so we’re asleep by 10…

More work but better yield, if your in good location you can charge a kings ransom and people will pay it. Off peak you can adjust price back to normal rent.
It is torture for owner occupiers as the complex they pay to maintain thru strata is turned into a hotel with no manager or security.

    • Take a guess.

    • watched too many tik tok videos

      • "Airbnb arbitrage. Do 10, work 30mins per week. Earn $100,000 p.a. Here's me driving my Ferrari"

        • +1

          It’s like house hunters

“I’m a yoga teacher for endangered turtles and my partner sells painted rocks on Etsy. Our budget is $3.5 million”

      No hate on the OP.

Seems like it's the OP's first Airbnb if they're asking questions about a TV.

Just curious on what made them decide to Airbnb, was it previously a:
      - family home
      - new investment property
      - old investment property previously leased to tenants
      - or not owned by them but they themselves lease the property and in turn, rent out via Airbnb

Curious, because the next property I buy, I may consider leasing out via Airbnb.

In my case it was the best solution as it is also my home but I am living somewhere else for work. I cant rent it out permanently as i need to have access to it. BTW these days with the crazy rental prices you don't always make more on Airbnb. However, if you are renting out a furnished place there is much more wear and tear if its a rental than short term accom.

        • Makes sense in your case.

Just watch out for/consider the CGT implications

Find a local outlet for refurbished TVs. Usually they are open box returns or end of line.

  • just gt anything decent/keeping long term in mind
    its tax deductible anyway

  • What a slumlord, thinking of buying a Kogan TV is the ultimate slumlord move.

  • +3

How about just renting the house out instead? Would help solve the housing crisis and solve your problem.

Buy one of those Sharp TV's. Good panel, 3 year warranty

Support local, buy from FB Marketplace, get rid of those second hand TVs and re-use!
