  Have used Zinsser stuff on the bathroom doors in a Hotel I was maintenance manager of.

  The doors were not sealed when installed and painted with ceiling paint, the tops and bottoms not painted at all, the stuff is magic, we had a minimal time to get the work done when a floor at a time had the bathrooms refurbished, we did not have enough time to do everything we had planned, the doors were primed with the oil based primer, it looked like top coat and was washable, I believe years later the doors have not had the planned top coat and still look good, the guy who took over from me just left and I asked him about it.
