  • What if it shows wrong property data? Like, wrong address for a property as opposed to map and floor plan. Hence, some wrong property insights data appears. Whom to contact to get it fixed? I guess the same results would be shown for other property insights websites too.

    • Unless you're selling your house I don't know if there's any benefit to getting the data corrected

        Next time a valuation is done I’m sure the data will be updated with core logic. Valuations tend to be done through core logic valex

          Ask your council as they keep bumping up the valuation for rate increases. :p

            @aparasher: Councils use values provided by the Valuer General, they are the ones to complain to if you think council is calculating your rates using too high a property value.

    I just did a search for the house I had built and have been living in for 3 years on this sunday, they have me as a 0 bed, 0 bath, 0 carspot block of land.
    Suppose I'm tenting.

      I actually don't think they source information any other way but I'm happy to be corrected.

    • House is not existing, better take this to the bloody local govern, so I don't have to pay for the rate

    property is considered to be out of scope i.e. non-residential, highly unique or rural and an estimate cannot be confidently
    provided.

  • Hopeless evaluation data for me , it shows the Buy price we paid 8 years ago at $834,000 , and Rent value was $540 a week ,its now valued at $1,500.000 and rent value now at $950 a week , so buggered if I know what's the go with this site ?????

  • Last time I did one of these (about six months ago) the valuation was laughably out of date, and seemed to be based on pre-Covid data.

      You didn't need to provide real details to download the report.

    • Was accurate for the properties I was searching, and considering this is core logic data, I would say it has the highest accuracy of anything else on the market that is offered for free

      • If that's the case, I'll de-neg

      • The accuracy is questionable based on my searches

        Searched for a property that is currently listed for $940 - $980k

        Corelogic reports states estimated value is 850k with the estimated range $800k - $902k

        Then it shows the history that it was sold for $970k 2018

      I believe nab and anz can give you similar reports, but they you have to give them a real email and/or number.

    • Never trust the rea. They always manipulate numbers to get more foot traffic. Vested interests.

      This has no such thing and works off raw data.

      • This is true. However, we’re operating in the real world. If raw data alone sold houses real estate agents wouldn’t exist.

          Highly recommend doing a ton more research, there's heaps to know and consider. Big journey ahead :).

          • @DiscountForThee: Thanks, besides the standard conditions, are there "out of the box" conditions that you have come across?

            • @Homr: A shorter settlement date, for instance.

              Someone may offer to settle in 14 or 30 days because they literally have everything lined up (or are paying cash) and are ready to go. If the property is vacant, that would be pretty attractive to some sellers.

              • @Belts: awwww I can't compete with that. I don't have cash on hand so im subject to finance approval. However I am pre-approved for loan if that helps anything.

          As in better settlement conditions to the purchase.

          Say they had their finaces all ready to go with an unconditional offer.

          Where as you have an offer subject to loan approvals and property inspection report.

    handy info but it compared my 4 bed 225 sqm house 700 sqm block with 3 bed <200 sqm 600 sqm block properties? Maybe there are not enough similar properties to mine sold recently in my area.

  • These are the exact same reports I get from my broker, who warned me to ignore the estimated value as they are usually inaccurate.
