Full Home Renovation and Construction - South Eastern Suburb Melbourne

We purchased a property built in 1960s 8 years ago in South Eastern Suburbs of Melbourne. Our plan was to knockdown and rebuild however with the change in landscape, constructions costs going through the roof we are no longer able to build. So we have two options 1) To sell the property and purchase in another suburb (We can no longer purchase in the same suburb ) or fully renovate and extend the home.

Has anyone done full renovation of the house and extended the home ? What is the average cost to add a master bedroom and garage ? We need to fully renovate the interiors of the home - bathrooms, kitchen, windows, flooring, all new applicances, painting etc.

We do want to live in the same house as its in primary and secondary school zone which is a necessity and close to public transport.

Any advice or help is appreciated.

    Im currently renovating and extending a 1959 cream brick place in Adelaide. Similar scenario but obviously costs, builder, tastes etc will vary.

    Anticipate $100k for the reno (depending on what needs doing), and $100k minimum for a double garage and a 25sqm room plus hallway. Doesn't include landscaping, fencing, driveway etc etc.

    Honestly, I would budget $1500sqm or $250-300k.

    But that's just me. And I'll give you and idea where I might differ from others:

    • we've reused as much as possible, including bricks, timbers, skirts, architraves etc
    • Ive stuck with the era. A lot of what we're using is secondhand, reclaimed or new to look old
    • we saved the original features (except the kitchen, that was f******)
    • the extension is using Austral splitface long bricks. Slighty more expensive per brick but the number and labour are reduced
    • shopped around on quotes. On average this is saving me thousands per quote ($10k on electrician so far, kitchen another $10k).
    • been savvy on the expensive stuff. Buying a lot myself, getting builder to install etc.

    To get this to work, we opted for a cost plus contract. Now, many people dont like them as prices often increase. But if you're keen on driving the build, then it works.

    A full renovation plus extension may possibly be more expensive than building a new house on the same block. The only true way to find out is to get quotes for both options.

    You will need to rent somewhere else for either option for at least 12 months.

  • $1500-$2000 /m2 all comes down to level of finish as well.
    High wages = high building costs.

    I know of someone who just finished a double garage in their place, and it cost them $110k

    We did look at knockdown rebuild, but site costs for us would have been huge due to the slope of our block

    I’m also in South East Melbourne, but my house was built late 70’s

      So it'll be more like $450k now!

    Honestly you might find a KDRB is around the same price and you can adjust the floorplan or add bedrooms etc.

    Renovation costs? How long is a piece of string? It all depends what you mean by renovation. Some people think it’s a coat of paint and some carpet. Others think it’s take the house back to a frame and start again.
