Annual Termite Inspection - Investment Property

When I purchased newly built IP 4 years ago, I did termite inspection and this company has been doing annual termite inspection and charges $179.

They have approached me again for an annual inspection, but I am hesitant this time as I believe this money is going in the drain.

Do other people conduct annual termite inspection for their property?

    Termite inspection is a form of risk management, much like any insurance policy. You determine your risk of not inspecting and the cost to reduce that risk, and decide if you think it's worthwhile.

    Personally I inspect every 12-18 months. Just like I pay for comprehensive car insurance even though it goes 'down the drain' every year.

    Read last years report, see what it says. If the area is prone to termites it might be good to have it annually, but you can skip a year and have it every 2 years if you wish.

      thus. also pay for good pest control (to keep the roaches and ants away) and they should give you a heads up if there's anything to worry about termite wise. you might pay $250 for pest but get an actual output from it. Most of the time they'll call you up mid-way if there's anything concerning, recommend a treatment and can action then and there

  • The thing is if you don't maintain the yearly up-keep, then you'll possibly have to pay for a full inspection/assessment etc later down the track which will cost more. From my experience, the assessments have a two year period which basically means you could have inspections at that frequency.

    I've had termites chomp on my IP at times with repairs well more than the preventative measures/costs.

    An IP requires upkeep, maintenance and running costs. Heck, the inspection itself would be tax deductible since it's an IP.

    Not getting a termite inspection done is like playing russian roulette imho. Unless the IP is in Tasmania. From there the further north you go the more important it becomes.

  • Garden lizards eat termites.
    Termites eat homes.
    Garden lizards provide a free non toxic service.
    If termites get in your investment property and eat the tenants goods, they will sue you.

      OP to invest into garden lizards :)

      Expect they'll be cheaper than the inspection costs.

    • Got it, by the tranisitive property, Lizards eat Homes.

  • Be proactive. Drop off some termites at the IP and see if they can spot them!
    Then you can check if theyre doing a good job.
