Can I Take My Security System with Me?

Hi, recently I've sold my property.

Can I take the security camera with me which I've just recently installed. It's POE meaning it should be very simple for new owner to install it themselves. Looking for some information around this.

    Yes you can take the NVR + cameras with you.

    Leave behind wiring for buyer. Should make it much easier for them should they choose to install security cameras.

    Check your contract, is it specifically excluded as a fixture?

    Read your contract of sale to confirm whether or not the security system is a noted inclusion. If not, it's yours to take away.

    • It's the opposite, it would need to be listed as an exclusion, otherwise it is part of the fixtures and you may have some issues to contend with at settlement.

        A similar looking dummy in its place should bring the sale over the line?

      • Not true, unless its a unit/townhouse and came with the building from stratas inception, anything not included in the contract is yours to take that isnt considered a fixture.

        Since this can easily be removed, then its not a fixture.

    Depends on the state, depends on what the contract says, depends on whether it would be considered a good or a fixture/fitting, etc.

    Might suggest asking your lawyer/conveyancer who would know the answer to all of those questions and more, rather than randoms on the internet.

    why would you bother? i left mine in my old place
    and just installed the latest cameras and nvr in the new place

  • I bought another house recently and the previous owners took the NVR but left the cameras. Made setup so much easier. Meanwhile I spent a considerable amount of time taking the cameras out of another property when tenants moved in.

  • Fixtures should stay, chattels can be taken. The test is, if you turn the house upside down, will the item fall out.

    Depends on the contract. Should be in exclusions or a clause stating the security system are not part of the sale.

    If you pack it up and the new owners notice they're gone and the contract state otherwise, you're gonna have a nice headache situation from both your solicitor and theirs.
