Property Guidance/Real Estate - Appraisal (Kind of)

Ok, let me preface this buy mentioning that I've made a few call outs and have been at a loss as to who to call for this particular service, only to have real-estate agents worm their way through the door and disregarding any of my clear concerns or answering specific questions relating to my inquiry and wanting to sell the house/property.

I am trying to decide whether or not to renovate or to sell the house as is. The house itself certainly requires renovations but it may be that an investor may want to bulldoze it and build units for example. The house is 5-10 min drive to the Adelaide CDB, and has many amenities surrounding it.

As mentioned earlier, I have had nothing but some sleazy agents wanting to sell and make a quick buck, at least that was my gut feeling.

The service I am after is to have someone inspect the property and evaluate what the potential buyer would be interested in according to the market. For example - is it worth renovating for a new family, a student share accommodation or would it be better to sell as is and have an investor do their own thing with it?

Any suggestions or pointers would be much appreciated.

    It’s a weird time in the market - really really nice, big houses are selling for so much more than those which need renos (in vic at least)

    But trades are so expensive, that renos now cost a lot more.

    If I were you, unless you are in the building industry, I would leave big work for the next owner. DIY paint job, or fixing things that are actually broken? Sure. Engaging a builder in the hope you can profit more than the cost of their work and their profit? Very risky

      There are a lot of DIY solutions that I'm interesting to working on.

      Others that I would require tradesmen would be a new shed, verandah and wall.

        Yeah sorry if I wasn’t clear - I wouldn’t do anything unless it’s fixing something that’s broken/is actively detracting from the current house (like ugly peach coloured walls or a broken/mouldy shower screen)

        Eg, A shed is not a good idea - not me personally, but lots of people hate how they look and would prefer nothing. A verandah? Definitely not.

        If there’s a reasonable chance a builder will want the land, just don’t waste your money

          Don't spend money and time on work that you are not 100% sure the market will love and pay you back double for.

          I prefer to see a blank canvas rather than have to pay more for peace-meal renovations that need to be redone to my taste anyway.

          Just make sure the place is super clean, tidy and well maintained. That's enough to stand out..

  • When we refinanced a few years ago, the new lender required us to complete a property estimate to determine the LVR. They sent out JLL and someone else (whom I can't remember), and they provided a property estimate report.

  • You can't rely on real estate agents, mortgage brokers, builders, property stylists and valuers to not tell you what they think you want to hear in order to win your business.

    You can conduct your own valuation and do as good as any. Recent sales of closely comparable properties will tell you what the market is going to price your type of house, block, and street.

    Do the same valuation on the sales of property your place if renovated would compare to. But in this climate not many people can make major renovations or development work. I'd probably paint everything white and stop there. If you can add value easily like polishing floors, installing new lights and fixing doors and windows, things like that might also help.

  • Its probably not worth spending a lot of money just to sell unless you know exactly who youre selling to. Just a general tidy up to make it oresentable. If there is a chance that developers wikk knock it over they wont care what it looks like. It could be a family that wants to renovate to their own taste. Anyone buying for share accomodstion wont care what it looks like.

    Local real estate agent should know the local market. Hopefully you can find one who wants to get you best dollar. BUT, theyre likely in it for their own benefit so take their opinion as such and then make your own decision. There isnt really a service who will do what youre asking, just real estate agents wanting a commision for the sale.

    Ultimately, tidy the gardens. Repair broken things. Maybe paint a few things that look a bit drab. Definitly dont go rebuilding a shed.
