Sadly buyer agent is not common in Australia yet. Very very very few and they probably expensive due to not much competition.

I’ve used 2. One charged 1.5% price of the purchase, the other was a flat fee of $5000

Why is it sad they arent common? Its not hard to look online, inspect a house then make an offer. You want to pay someone extra for little benefit? We need less middle men, not more.
If they do become common there will be a whole lot more grifting going on as buyers agents point you towards where they can get a bigger commission for themselves and the sellers agent.
not a chance we would have been able to negotiate our PPOR at the price we did without the buyers agent.. he actually negotiated DOWN from the passed in price (by quite a bit as well)
I got my house for less than the passed in price. It's not unusual depending on the market and other circumstances.
Then you didn't do your homework enough. It's not hard to gauge the price of the property yourself. And if you have sold one or buy one and live nearby (aka in the same city) then you will definitely can be your own agent. It may worth it for a clueless first home buyer but they usually can't afford it anyway.
You bought the house for what the seller was willing to sell for except you paid extra for some commission for the privilege.
