Looking to Buy My First Dream Home, Help with Location [Melbourne]

Looking to buy my first dream home, need help with deciding location. I have Four suburbs short listed finally.

Derrimut, Truganina, Craigieburn and Kealba. All of them have some advantages and disadvantages. I have two childrens (infants), would like to give them best Islamic education and best Private school education.

Derrimut: Advantages: Properties may have high ROI, Closer to CBD, Fairly new houses, Within budget
Disadvantages: No Islamic education

Truganina: Advantages: Al Taqwa school for basic islamic education, Westbourne Grammer School for later education, Small Hyderabadi community.
Disadvantages: No good ROI may be or may not be

Craigieburn: Advantages: Fawkner Islamic school, have lived in Glenroy close to Craigieburn, Closer to Airport, Big land sizes Within Budget
Disadvantages: No good ROI may be or may not be

Kealba: Disadvantage: Old houses.

    • Peaceful house, no renovations required immediately, Good backyard for gardening, Fairly new house, one room for home theater, one room for gym, one guest room, study room….. Must be reasonably warm/cold during summer/winter…. lolz

    If you're saying dream home, I assume you won't be selling it any time soon?

    Then I think looking at ROI shouldn't be part your main consideration. P

    people will say maybe 20 years into the future you'll be looking to sell and move to a better house etc. But that's just what I think, if you found one, chances are you won't be looking to move.

    And moving is such a chore :)

    • good point completely agree. in which case i should look for suburbs with proper education for my kids. Which is most important aspect i must consider.

      • Hey amjad, just letting u know i bought in Roxburgh Park and moving there next week.
        If u will live outside fawkner, it is very hard to enroll your children in fawkner.
        U can always look in wollert next to epping where there is islamic school and not far as well.

        However, i preferred to stay in Roxy for the reason i like the suburb.

          Theoratically yes, but in real its not possible.
          They prefer to enroll students living closer to the school. So, to get my child in Fawkner seems impossible.

    Look at the Local Government Census data for each of the areas you are considering. Just because the relevant schools/other infrastructure is not there now does not mean it might not be in the future. It might be that there are already discussions about what land has been set aside for purposes including recreation, education, community services etc. I live in the City of Casey - there is plenty of information available along these lines about what is planned for here. Perhaps it also comes from the Urban Land Authority as well.
