Can you sell an investment property using an estate agent different from the rental agent?

My father wants to sell his investment unit to retire but his current rental agent does not have a good record on property sales. Can he go to someone else? Any problems with access to the rental property? Thank you in advance for any advice.

    Of course he can use a different agent.

    Access will need to be in line with the Tenancy Act.

    Hopefully being from the rental arm of a REA, the agent shouldn't put up to much barriers. Otherwise they will probably only do the bare minimum - REA seem to be very short sighted and assume once their transaction (in this case, the rental) is over, they won't see you again. Ignoring that people will often sell/lease several times in life and they just lost a repeat customer.

    This is a free country, only the government can screw you over, he can use any real estate agent he wants. The property belongs to him, get the tenants to agree to a time and weekly date, and he should be able to bring people in to see the place, or the real estate agent that sells it can organise that.

  • I think most people go with the same one because it makes things a lot easier for them to gain access, otherwise the agents have to correspond with each other which could be an inconvenience.

    I am currently selling an investment property through a different (and more locally placed & knowledgeable) agent than the one who manages the rental (long term relationship, most competitive commission rates etc. but out of the area) and it's a piece of cake!

    Luckily they actually know each other (for the good - it's a small industry so you never know!) and are working together perfectly to ensure the tenants' needs and comfortable use of the property is balanced with the required open inspections / photographs / repairs etc. that comes with selling.

    The best advice is open and honest communication. If you can get them all on the same page, aligned with the timing of the campaign etc. it will be fine.

  • if the REA doesnt co-operate, you can move the mgmt to the agent your father would like to sell the property with. this ofcourse means more lead time to sell the property but only reqd if you cant achieve it otherwise.

  • Offer the two of them a conjunction & have two agents selling on your behalf…they just split the fee. Of course the greedy parasites hate it, but stuff 'em, do what's best for you! ;)

    oh man it was just so easy, had excellent advertising text, added some real nice clear pictures, added a floor plan, had the property in a clean uncluttered state, had 3 open homes of an hour each, received 3 offers from 12 viewers, one contact fell over another was successful, saved about 12 grand!.
