Sell Your House for $308.00 in Conveyancing Fees (Brisbane) @ Freeman Legal

OZBARGAIN

Hola Ozbargaineros,

My name is Bronson Freeman and I have just started out my own legal practice in Brisbane (as of a few days ago) after 13-odd years as an employed solicitor and consultant. Its a crowded market out there and I'm under no illusions as to what people want - the best service and the best value for money.

Also, because this is effectively a cold start, I am offering extremely competitive fees on routine transactions (conveyancing and leases) to try and get some business going rather than simply spending the first couple of months marketing and not getting much in the way of work. It works for me and it works for you too.

As a bit of extra incentive, I am happy to reduce fees for Ozbargainers by another 20% from my stated fees for conveyancing http://freemanlegal.com.au/about/.

That works out to $308.00 including GST for a sale, plus whatever searches need to be conducted (normally only a title search needs to be done for a sale, if that). A couple of conditions:-

1) Because I am only just starting out, I probably don't want any more than forty files at once. So I may need to impose limits on this deal if I start to get that much interest.

2) This deal is open for the next two weeks.

3) To access the deal, you need to email me a copy of the contract, with instructions to act, and you need to reference Ozbargain somewhere within the email.

4) As said in the website, I will need to charge additional settlement agency fees for settlements outside of Brisbane.

5) I would ask that the settlement date on the contract be 45 days or less to take advantage of this deal, although I do recognise that there may be a need for extensions past that time (but in any event not past ninety days from the date of contract to access this deal).

And yes I saved on overheads by using a Wordpress template for the website. Think of it as me passing the savings onto you.

Any suggestions or queries just ask me below the fold.

ETA - thanks so much for the interest, its given me a huge boost and I appreciate it, especially being sent to the front page. I should probably clarify though I only practise in Qld so am not much use to anyone wanting to deal in property in other states. Thanks again to all the people who emailed me.

Good luck with your business. I am paying 3X fees in Victoria.

In the process of buying a house - slater and Gordon (conveyancing works) charging me $924 after I price matched a competitor!
    Awesome deal!

Kudo, wish you the very best for your new adventure.

  • I'm not following.
When you are selling a house don't you engage a conveyancer to provide a contract?
But deal says 'To access the deal, you need to email me a copy of the contract', so where does the contract come from?

It comes from the Saleman of the Realestate Agents that you sell or buy from :)

      • No the deal says "Sell your house" and Real Estate agent can't provide owner with a contract. Real Estate can't even advertise until owner provides them a contract.

        • I think the OP is looking for proof of ownership. In this case, the contract (and title) would come from when you bought the house you're looking to sell.

QLD conveyancing is completely different to NSW. What you (tonka) have said is correct for NSW, but in QLD agents prepare the contracts.

I believe solicitors/conveyancers don't even touch the contract until it is exchanged.

        • @djkelly69: Thanks for that, makes sense now. You are right I am in NSW.

      • Cheers, I stand corrected.

    • Can't say what happens in other States, but in Qld it's usually the Real Estate Agent or purchaser's solicitor/conveyancer who presents a contract to the vendor. The vendor then either rejects (by not signing) or accepts (by signing) the contract. Importantly, it's always advised that vendors have the contract checked (usually by their own solicitor/conveyancer) BEFORE signing.

      • I believe in QLD the contract in normally the standard REIQ contract so all that needs checking is additional clauses/inclusions (if any) that have been added in the marked spaces.

    • Thanks!

  • Hey, website doesn't load properly on iPhone 7 (safari).

The main image with the white text "Welcome to Freeman Legal…" is eongated. I had to turn the phone on the side to view it properly

  • Hi mate,

Will look you up in a few months when I am ready to purchase our first home. I have no doubt you'll make it!

    • It might only be for selling not buying..

Should I sell it just to take advantage of this bargain?

  • Very good intro post and great price however conveyancing in QLD is quite easy.
I have always done my own to buy and sell.
There is even a diy kit you can buy quite cheap and tells you everything step by step.
Sell conveyancing is really easy. A bit more involved in buying. Some banks may want you to use a conveyancing firm if you buy and need a loan though.

    • It may be easy if everything goes smoothly but it doesn't always go to plan. Just get a good lawyer to save yourself the headache rather than be cheap over a few hundred bucks. If you screw up you have no one else to blame but yourself. If your lawyer screws up, at least there's a professional indemnity insurance policy to fall back on.

    Nice post/seems like a good deal f-man!

    Re:

    'Any suggestions …'

The only thing I suggest is if you plan to use the text from this post in a future post (or an ad etc. elsewhere), you should change 'passing the savings onto you' to 'passing the savings on to you'. Pedantic I know, but your 'blurb' is otherwise so nicely written, that it would be a shame if this minor error was repeated in future versions/elsewhere because you were not made aware of it…

Best of luck with your endeavor.

  • This is a ridiculously low price, I always wondered how the majority of lawyers in this area make decent coin. At these prices you are giving those Southside lawyers a run for their money! PS Mobile site isn't working on iPhone as someone above noted. Good luck!

  • Wow! Awesome deal! We just recently paid $888 for ours (Southside Brisbane) in Sept 16 and thought that was cheap! Wishing you luck OP!

  • But is it cheap???, Plus searches…Disbursements???, could work out to be more expensive than mainstream,
there are many conveyances that provide a fixed price, no hidden charges.

    • He said one title search might be needed (which is like $20-$30?) and disbursements would be settlement agency fee of $50 if outside of Brisbane. Doesn't sound very hidden to me. I don't know of any conveyancing firm in QLD that would do an all inclusive price with 0 exclusions. If you know of a cheaper service in QLD then maybe you should post a link here so we can all benefit.

  • Well done for promoting your new business, and also well done on answering many questions and responding to posts. Champion in the making and hope the business grows, which I am confident it will. Good luck!

  • +1 - Hope you go well

  • Can we call you "Bro" for short ?

  • Based on my comment above I wonder why people on Ozbargain (mostly looking to save money when possible) are not considering doing their own conveyancing. Especially when selling. Just curious, not having a go at anyone.

  • I've just started placement at a Brisbane firm. Hit me up if you need any website help - I'm a webdev.

  • Hi all

Just wanted to let people know that Bronson is awesome and has been looking after my sale of a unit on the Sunshine Coast.

    Highly recommended.

  • Bronson just completed my conveyancing (house sale) in Brisbane and the experience was easy and pain free. From start to finish his communication was clear, timely and unambiguous. Bronson's personal service and professionalism is first class. I can't recommend him enough. Thanks Bronson!
