Prefabricated Homes From China

Evening all… Wondering what the community's thoughts are on prefabricated houses from China? In particular, this one:

Given that Graysonline are selling the above locally, one would assume they meet Australian standards… And given that one has fairly simple wants and needs, it seems like a goer, particularly when how can save at least $5-6k buying direct from the manufacturer (including shipping), does anyone have any thoughts on this particular path (council approval, at least my council could be circumvented if need be by installing on a wheeled base and claiming it's a portable structure, much like a caravan). Even with the additional cost of an off-grid solar system, it sets a very cheap way to buy a home…

  • Oh wow! Would make a great playhouse for the kids. My take on these prefabs is insulation and noise. Would end up a little better than living in the tin sheds

  • How so? 75mm exterior paneling doesn't seem too awful?

    Yeah, I lived in a demountable module before for about a year while in high school. They were designed for marines / military use, but my school saw them as perfect ways to increase boarding room / accomodation for students. So yeah, our dorms were like barracks.

    You would typically run up a lot of costs in utility bills in either heating or cooling the home.

    The floors and walls was always hot in summer and freezing cold in winter, so solar would be a good idea to offset energy costs

    Sound insulation is also no-good either, so expect some sleepless nights if the neighborhood is noisy.

    What is the chance of it containing asbestos or any other of those nasty chemicals that Aussies have decided are not good for you but that are cheap and commonly appear in stuff from China?

    Work bought a prefac shelter shed from China. Stupid thing was designed poorly and leaked from the start. The roofing sheets were on the wrong way (as per the install instructions) so that it was pretty much guaranteed to leak.

    You get what you pay for, and I wouldn't think getting the cheapest house possible was a good idea if you want it to last.

    • Given it is already being sold by an Australian retailer, I'd be surprised if this was the case, but thank to, I'll be asking Graysonline when I got to inspect the one they have on site. As far as longevity goes, this is an interim measure until a land sale goes through, when I'll be building my own (out of shipping containers :) ). After which it will be used as temporary accommodation. Thanks :)

      • Doesn't mean it's the exact same one, materials may be slightly different to meet Australian design rules even though model/ looks are the same.

        It might contain paneling like those used in some units in MELBOURNE that catch fire ( and never met spec so should have been used) or non Aus spec cabling etc.

  • It's based on a shipping container isn't it? Anyway it's made out of steel and thus has all the problems inherent in steel- noisy, hot, cold, not-breathable (vapour impermeable). You can ameliorate some of those things but not all of them.

    Although I caught a glimpse of a fancy container based house on Grand Designs which looked good. I didn't see enough to see how they overcame those problems.

    • When I build, it will also be out of shipping containers, so these are obstacles I'm expecting and will be facing regardless… This could be good learning opportunity to see what does/doesn't work.

    Do the research, state legislation over rules councils so don't get bullied by town planners..
