Advice on finding good conveyancer and building inspectors in Melbourne

Hi guys,

Planning to bid on a house auction in 2 weeks.

Can anyone please suggest a good conveyancer with reasonable fees in melbourne.

Do you recommend a pre auction inspection? If so how can I find a good inspector?

Thanks!

I used these guys about 3 weeks ago http://m.houseinspectionsmelbourne.com.au/

Charged about $680 incl GST for both building and pest inspection

The turn around was less than 48 hours, they gave me a verbal report and also a super detailed (50 page +) written report.

Would highly recommend them. I'm glad we did a pre-purchase inspection as it highlighted quite a few things we didn't know about which helped us decide on the max we would be willing to bid

I used Glenferrie conveyancing. Fees were very reasonable. Andrew knows what needs to be done. He will do everything what is required as soon as possible, without waiting for the last moment. I used him around couple of years ago. I have only good things to say. If you intend to go with him. Ask him if referral from a previous client gets you any discount. If so, PM me.
    Happy bidding.

    • Reached out to him mate. Thanks a lot. Will send you a PM.

I presume you have had a good look yourself. Do a bit of research online and understand what you are looking at before you get the building inspected; see if you can see any obvious faults before you start. You don't want to get every building you are likely to bid on inspected. Also there may be major faults that the inspector doesn't pick up so make sure you ask questions around the report if they find cracking, pest inundation etc. They may be tarting it up with fresh paint, but they also may be hiding something else. Also understand the area you are moving into. Some areas are more prone to terminate damage, or cracking as the area is clay, or flooding etc.

Best of Luck with the house hunt.
