Distance to Power Line from The House

Hello Friends,

Good day!

I'm new to real estate market and in the hunt for a new home. In this regard - there was a property that came for an inspection which is very much of our liking - but the only thing that's bothering us in making a decision is about the Power line near the property.

I wanted to ask experts of this group on:
1. What are the impacts / consequences of having a power line near the property?
2. Why the property is valued less compared to those in the same area where the power line is not close by.

Note - I'm talking about the high voltage power line and not the normal one.

    Main reason? High voltage lines are an eyesore.
    Secondary reason? People have made unsubstantiated claims that living near high voltage powerlines can cause diseases (cancer).

    Source: I work in high voltage switchyards everyday.

    Disclaimer: I mentioned in previous posts that I've had cancer. I was diagnosed before I started working on HV apparatus.

    The closer you are the better the view of the progress. If you're lucky you'll also be able to hear the serenity.

    Danger of lightning strikes hitting high tension wires and it snapping and falling or draping on a house roof during a storm.

    I dont know if negative effects of living near HV lines has ever been proven, but I dont think I would do so personally.

    You have sort of answered Q2 yourself. Why is the value lower? Because people (inc yourself) are concerned about living near them. It will affect your resale value in the future.

    A friend lived near a power line. Before they moved in he was able to get a radiation testing meter from the local council to measure radiation. Results were, microwave, mobile phones and televisions had higher levels of radiation. Rest of the house was well within the safe limits. Mind you, this is around 10-15 years back. So, depending on how close is close, it is most likely a non issue.
    Regarding lines falling on your house will not happen as these lines don't go over built areas.
    Eyesore is a personal choice. Once you are in the house you will not notice it.
    Although, these houses are difficult to sell and fetch lower prices. If this is the only way to buy a home for yourself, maybe see if you can get something from the council to measure radiation levels and then make decisions.

    • I don't know that and that's what I am probing to find out - what's the safe distance to be from? I know it's as far as possible. Even that will have a measure and that's what I wanted to be aware of

  • If the power lines go over your property there would be an easement below them in which you can't build or change ground levels. If they are not on your property then it's just aesthetic.
    I live in a property with high voltage power lines and to be honest they don't bother me at all. They did mean I could afford a property that I would not if they weren't there. I bought it cheaper, will sell it cheaper when the time comes but in the meantime I'll enjoy living there with lower mortgage payments.

    How much more would the property you're looking at be worth if the lines weren't there?
