Melbourne - Can You Subdivide Lots That Has Already Been Subdivided?

So if a house is purchased on a lot that has already been subdivided (so originally a 580sqm land subdivided into 3 lots, one of these lots purchased is 250sqm).

Can this 250sqm block be subdivided into 2?

This is in melbourne by the way.

    The land wasn't originally 580sqm. It would have been many acres. Then sub-divided into quarter-acre lots, then sub-divided to 580sqm, then sub-divided to 250sqm.

    Q: Can it be subdivided again?
    A: Entirely depends on the council and their LEP. Give them a call - you will have your answer in <15mins

    Not sure there is a huge market for 125sqm blocks…

      But alot of new townhouses are on 120 to 150 sqm land.

      I dont plan to do this now, but in maybe 5 to 10 years time. By that time maybe 100 to 150 is the norm.

      • Can you fit a garage on the proposed subdivided block or will it be like a terrace with on street parking?

        There are not a lot of stand alone houses on 125sqm blocks, which presumably yours would be.

        Townhouses are generally strata- or unit-titled, meaning there are common areas for things like drive-ways, parking spots, etc, which would use up a lot of your 125sqm.

    I'm in the market to purchase land in Sydney, just enough for me to put my chair and sit on it. I'm on a budget but flexible, so if I have to, I won't stretch my legs.

  • I suspect it would be more normal to maintain the block at its current size but build more dwellings on it and set up strata title.

  • we subdivided a 998 sq block, its approx 500sq for the existing house & front yard, 130sq for my townhouse and the rest is made up of common property(driveway, services and turning space)

    I'm trying to buy my neighbors backyard, and use our common property to service his yard, and its big enough for 2x200 blocks with a 3bed townhouse on each.. But he wont sell :(

    long story short, our 130sq block is very small, you wouldn't want to go much smaller.. 1 bedroom requires 1 car park space, 2 bedroom requires 2 car park spaces, when they are on the block, there's nothing left!

    It will depend on the council guidelines, which you have failed to tell us who that is.

    It will also depend on any easements, which we don't know about.

    It will also depend on access to the 'blocks', see above.

    Call your council and have a chat. Lots have min car spaces per block and/or land size. So you'll have to meet these requirements etc.
