Fencing for a Unit in Victoria - Who Pays? Body Corporate or Owner

Hi guys, I own one of the units in this 8 units lot in VIC. It's managed by a strata body corporate.

We need to re do fencing on one side. We have 3 units on that side. One of them is mine. We all pay around $1000 pa.
Wondering if body corporate is meant to pay for the new fence or us landlords do?

    Well at the end of the day, you will be paying for a share of the fence. BC money has to come from somewhere ;)

    But the BC should be paying for the fence, assuming they have money in the kitty. If not a special levy will be applied to all owners.

  • The Body Corporate should have a sinking fund that all unit owners contribute to through their annual level. The fund is meant to cover known expenses that are common to all of the unit's, eg fencing, painting, insurance, etc

    it don't matter how you look at it. the ll will always pay.

  • If the fence runs directly onto the council footpath without common property in between it is private lot owners who should pay.
    If there is common property in between it is shared between the strata and the private lot owners.

    • What if the other side of the fence borders with a lane way? is it any different to say bordering with another property? Do you have references.
