Floor Plan Accuracy

is mark up floor area normal/legal when selling property?
saw this on realestate.com.au
the total area seems not correct,
for example,garage is 5.9x5.3=31.27,but the number showing is 39.55 squares
that's 26% increase
I hope buyer is aware of that

  • They always have a disclaimer down the bottom to protect them, another filthy real estate tactic.

    • A disclaimer won't save a statement that is fundamentally misleading.

  • That's a massive discrepancy - someone must have made a typo or mistake there

  • I haven't add up the living area,but that doesn't feel like a 223 squares floor plan.

    • I just did. And it isn't

      It was around 185m2, which is (interestingly enough) out by 20% to their text. Exact same discrepancy as the garage…

      • and did you see the total? 356 squares,
        bargain for the buyer!

  • Unless be some stupid ideology of the company selling the property they are calculating the outside area and not inside ( include eaves etc) then I think they are very very dodgy and should due further due diligence.

    Assuming those ducts are evaporative cooling as they're in the middle of rooms, I like how Bed 2 and Bed 3 were omitted.

    • the guy doing the floor plan must be so busy making sure the numbers are right and forgot about the vents.

    Have you got any other examples of this? Does this appear to be "one off" error? Does a similar situation occur in other published floorplans? Can you find any patterns in when you do/don't observe these issues?

    • no I haven't done any research.
      I'm sure most floor plans are not accurate,by a small margin,like the disclaimer says.
      but this one is way off,too easy to tell just like a car sales trying to sell me a yaris for a corolla price.

  • I wonder what it is like for RE agents in the bedroom. looks 6 inch, but in reality, it is 20% less. :)

      6 inches would be a tiny bedroom I don't think anyone would fit in there.

  • Those are for marketing and illustration purpose only. The only drawings that are reliable are the one you submitted to council.

    • Just like al the photos that are taken with the right lens to make the space look big.

  • That will be total roof area counting eaves and maybe verandah etc.

  • When we were buying recently (in Tas) a lot seemed to include anything under a roof of some kind, so verandah/alfresco areas were included
