Where to Buy in Melbourne Western Suburbs ?

We are trying to buy our ever first home in any part of the universe :)

It is fact in last 2-3 years when we couldn't have enough money prices have gone a lot higher. Initially, we were thinking we have some options among South Eastern suburbs but these choices are really limited especially when you work in CBD, use public transport and have kids as well.

Other good options we considering are Western suburbs. Our budget is ideally 500K but can go up to 550K. We are looking something like 4 bed or 3 bed plus study.

I know our choices are very limited maybe we can choose from:

  1. Werribee
  2. Hoppers Crossing
  3. Melton
  4. Whyndham Vale
  5. Tarnet / Truganina

It is a bit disappointing when we try to see school not many good schools (primary and govt) are there. Another thing stopping us is crime rate in western suburbs.

I need some help, please. Which suburbs should we focus?

-Budget 500K-550K Max
-Looking good schools especially primary govt. schools
-Need public transport (train) for city
-Obviously, safety and crime rate are a big consideration, I heard Epic /drug gangs are very active in Western suburbs

    I have had the opportunity to spend some time in meltons public schools. From what I have seen I wouldn't enrol my kids

    My opinion, stay away from Melton. I think the northern suburbs offer better value (Broadmeadows, Glenroy, etc) as they're closer to the city. If you're willing to consider Melton (given how far it is from the CBD), I'd suggest the north-west like Hillside, Taylors Lakes. Especially Sunbury, it's still got a good village like community feel and plots are still relatively large, has a train line etc. Also if your kids aren't really ready to enter high school, I think it's not something you should stress about now. Rather you could get a house with reasonable growth potential and move in the next 5-10 years.

      can also get a house on a 350 square block for around 500 in Caroline Springs/burnside. I agree North West is a good option in the 500-550k range.

    • Thanks @ggop, Sunbury looks a better option to explore. I will definitely explore it. Any thoughts about the community ? Is it sort of multicultural? How about the crime rate and negative stereotypes (Bogans, epic, druggies and community homes)? Please share your thoughts if you are aware.

        I've been there to visit acquaintances a few times, seemed nice enough. It's hard to avoid every type of negative influence to be honest. Bogans and druggies are in richer suburbs too, they just drive better cars. If any suburb interests you, try driving there over the weekend to a local café and check out the crowd. Drive to/from there during peak hours on a week day, see how it feels. If you like a house, take a walk around the neighbourhood and observe the state of the other houses in general.

        If you're still very undecided, consider a home buyers advocate. I don't know of any myself to recommend, have a chat and see if it's worth it.

      Even Broadmeadows is becoming expensive/unattainable. You'll be lucky to buy a house there for $550K unless it is a unit. The nearby suburb Dallas is following suit. House prices are becoming really ridiculous.When will it ever stop?

      • Meadow heights, coolaroo and roxburgh park are probably within OP's price range. I don't think dallas will be affordable for long.

    The north is not much better than the west plus the roads are terrible

    So why do you want to move there? If that's how you think now you'll only ever notice that when you live there and you won't see the good points.

    I would aim for a smaller house in a better suburb. We'd all love a 4 bedroom home but how about just going for a 3 bedroom home. The study would be great but I'd put that on hold for now.

    Add Altona Meadows/Seabrook to the list. Seabrook Primary School is highly regarded, high school options will come soon.

        Lived here for 3 years so far, love the suburb. The pocket I'm in is all older owners, no Renters. Don't know of much crime

          Around the shopping centre is not quite as nice. Anywhere close to the park or creek is generally really nice.

      Altona Meadows has a generally older demographic. Altona Meadows Primary School is revamping to be a great school, Seabrook Primary is pretty good too.
      Not really any areas to avoid in Altona Meadows, it's all pretty safe.

        • Nah sorry, haven't lived in that area so I wouldn't be too accurate.
          But seen some dodgy things go on in that area so… just tread on the side of caution

  • I live in werribee about one kilometre from the plaza been here 10 yrs my house was burgled a few years ago they didn't pinch anything apart from that havent had any trouble touch wood!!
    The traffic is getting worse though but if you can avoid peak hours its not to bad according to some real estate agent here the area will continue to grow due to the prices of houses being cheaper than the inner city!!
    I suggest you do abit of driving around the area's you are interested in to see what they are like!!!
    It really doesnt matter where you live in you have bad neighbours it can make your life hell luckily the street I live in is relatively quiet and the neighbours havent been to bad!!

  • Pick a suburb, rent there / send kid to school, if u like then buy or move to another.

    Yes I am still here in werribee as I don't have any kids I don't know what the schools are like!!

    I would also look at Greenvale. (Which is located before Craigieburn/near the Airport)

    However with your budget, you can acquire a new smaller 3 bed unit/5+ house cell formation (I don't know what they call it)
    Like many new Estates, the infrastructure always need to catch up hence the roads need duplicating (Mickleham Rd) due to being congested during peak hours.

    Werribee
    Hoppers Crossing
    Melton

      • Mostly high gang and criminal activity in the area.

    With that budget, I would say Wyndham Vale and Tarniet are your only options. But yes, not the safest place and the schools are better in the East. But that's always the case in a developing suburb, inn another 8-10 years it will be just as any other developed suburb.

    I know people who have got robbed in St Kilda, Dandenong, South Morang, Officer, Coburg, etc. There are thieves and hooligans everywhere and no place is completely safe. So don't make that a deciding factor. Just make sure your house is secure with security doors, alarms etc.
