Adding 2nd Toilet in Laundry - Increase Sale Value?

Hey guys,

We have a Torrens title duplex with one toilet and 3 bedrooms. I’ve been quoted $2.5k to fully install a toilet in our laundry and make the property have 2 toilets when we decide to sell it. This will involve cutting tiles and all that jazz, not a small job.

At $2.5k, do you think we will see an increase in overall value of the place in excess of $5k? It’s a tiny place, not sure if it’s really worth investing in.

    Just pee in the laundry sink. 2nd toilet, free.

      Or into the washing machine. Pee is a great fabric softener, plus marks your clothes, so no nearby dogs will rip your clothes from the line .

    When I consider buying I'll put in extra monies for a property with 2 toilets, rather than one.

    As long as adding it doesn't impact the use of the laundry. If I struggle to move around and it just gets in the way, then I'd devalue it.

    Two is definitely more attractive than one, especially to buyers with kids.

    It may or may not add more value than it costs to install, but it might help move the place quicker compared to other homes of equal size etc for having an extra loo.

    A three bedroom & two toilet property sounds a lot better for a potential small family buyer than a three bedroom & one toilet. $2.5k is a reasonable price to pay for the extra interest.

    • sounds better to you do the inspection and realise that it is not an ensuite but a random toilet in the laundry as a tick-a-box exercise to claim 2 toilets.

        If you have every had only one toilet in a small family, you wouldn't care where the second one is!

    Depends how big your laundry is and how much room the toilet will take up. Maybe a new owner will renovate anyway

    Mate, if you need a 2nd toilet, get it.

    If you do not need it, do not get it. It is a s simple as that.

    Stop thinking about the sale price. If demand drops, or better houses are built, and more houses are built, your house will not fetch exorbitant prices anymore. There are so many factors.

    If I wanted to buy a house and did not need a 2nd toilet and in fact, it just takes up space I would lower the price by the costs required to convert it back to study etc.

    This decision is and should merely be dictated by YOUR and YOUR family's needs. A second toilet can come in handy if you have 4 or more people in the house - just ask some of your friends who are 4 or more and only have one toilet - you will find out they have some funny, weird, and disgusting stories (e.g. a poo-bucket is probably the most harmless thing I have heard).

    who are you looking to sell to? If it is in an area that is mainly family inhabited, you might find they can muddle through with just one toilet, even if two is preferable. If your property is in an area that is likely to attract a group of unrelated individuals eg uni student share house (or more likely a property investor who is likely to rent to aforementioned) then a second toilet is definitely a plus.

    Toilets dont increase property values, another bathroom does.

    • Depends on the future buyer. Medium/Large scale developer of retirement properties here (mostly buyers in the 60-85 age group), all our builds at the lower price end of the market now include 2 toilets (typically the 2nd in the laundry). Older couples will pay more for a 2nd toilet - proven fact.

      2nd bathroom > 2nd toilet (with hand-washing facility) > single toilet (with hand-washing facility) separate from bathroom > single toilet in bathroom > outdoor dunny > hole in floor > no toilet

      Toilets definitely increase property values

  • There is almost no feasible way of accurately determining whether this will add value. Is there a recent comparable sale? if so, chuck it on for $20k-$30k more and see what happens?

    I have 3 kids, I would not buy a property with only 1 toilet.

    You will be regretting it if the government ever introduces a toilet tax.

    Definitely adds value to a 3 bedroom. I would always squeeze in a 2nd toilet somewhere if you have the room. Kids can't hold on that long when they are busting!

  • Thanks all who replied. Target market is first home buyers, the house is nicely renovated from 3 years ago very modern and trendy place.

    I think an investment of $2.5k to net another $2.5k might not be worth our stress - we noted the old home owner actually tiled over tiles in the laundry, so im predicting a tiling nightmare when removing tiles and adding new ones.

    51% say it will add $5k+ to the price, not sure if I’m entirely sold on the idea. Thank you my friends
