Renting My Holiday Home

Hi All ,

I'm planning of listing my home as a holiday rental.I'm planning of only letting it out for half of the year only.

I am planning of managing the bookings myself after listing it out on Stayz.

I just needed to know if anyone could offer any tips with how they went about doing something similar,things like how you manage with the cleaning , handing over keys to guests, any specific insurance that I need for short term rentals.

Any experiences that I should be wary off.

I know this seems like a very general question but any information will be appreciated.

    You could make use a smart Lock and SMS the entry key on guest arrival and change them and checkout.

    Arrange with local cleaning company for cleanup only when you call (common for holiday destinations).

    You're going to have to trust guest and contract workers.

    Have CCTV at entry so you can manage who goes in and call the security if your guest don't look right (as in throwing orgies).

    Be prepared to drive there often for maintainance issues.

      Are you renting your main house out as a holiday home or renting your holiday home(as in a separate house) out?

      • I don't lease out residential properties. I'd sooner sell.

      • Hi knick007, this is a holiday home (separate house) . I stay about an hour's drive from the place.

    • Thanks tshow. Yes you are right about trusting contract workers. Since this is a standalone house not sure about the how the security bit. Hence was wondering if i could be safeguarded by taking an insurance out.

  • With holiday rentals just remember that you will be accepting tennants without a background check.
    Payment of a refundable deposit is recommended, either in cash or CC.
    A deposit will not cover the cost of repairs or replacement in most cases but at least it gives the tenant an incentive to do the right thing.
    Will there be a captial gains tax involved if you sell the property later?
    Do neighbours have any objections?
    Frequent inspections by yourself would be warranted even if the property was managed by an agent.

      • Doesn’t stayz have some sort of customer rating system and deposit bond system etc? If not, try another provider.

  • Not answering your question, but while your situation might be straightforward, I would get a knowledgeable accountant to advise on the taxation aspects in advance.

  • If your holiday house neighbours are nice ppl you know and trust, perhaps ask them to keep an eye on guests activities and if they are able pay them to do the cleaning. (if cleaning is so needed after messy tenants then get professionals in

  • the last few places i've rented through stayz left the keys somewhere on the property in a box with a number code to open and they just emailed or texted the code to you
