Property Manager "Different"

hi

Any view on the property manager "Different" for Sydney property. They are relatively cheap $100 incl GST per month. Unlike traditional property manager use lot of tech which i can understand will work nicely for maintenance/ledger. My concern is primarily around leasing as they seem to have 2-3 people who run all over Sydney ! Looking for views from anyone who has used them.

Related to that how did people find moving from one property manager to another - is it seemless process? Any pointer for things to watch out for.

    read title. opened thread expecting to hear that your property manager wears undies on his head or something. very disappointed

    Haven't used them before but you can generally negotiate better fees than their website suggested. (e.g. Leasing fee - 1 week rent, Marketing fees 3-400 + GST, management fee of 5.5%). Therefore the savings are would be less.

    Also I find having property managers close to the IP helps with inspections, sorting out tenant issues or arranging maintenance.

      Hm interesting - $100 per month works out to be 5.5% of $424 per week.

      And yeah - in many situations there's no substitute for being physically present.

        Suppose given in Sydney average rental is about 600 or thereabouts.

      OP does has point about covering Sydney through couple of agents. May be ur neighbour can shed some light.

      Also OP did you raise it with Different and what do they say?
