Buying Home in Sydney - Help Me Choose a Suburb Has Good School, Train Station, Shopping

Hi everyone,

For over 3 months I am looking for a suburb in Sydney to buy my first home. But because I have many ticks in the box so that gives me hard for my decision. My looking is for under 700k property. The ideal property is (I arranged by priorities)

  • Good public school for my kids (one is 7 and one is 5)
  • Safe area.
  • Has train or bus, with under 40 minutes to go to Wynyard.
  • Close to shop (Coles, Aldi,…)
  • Ideally is townhouse, villa, or house. If the property is unit/apartment, I am looking at under 600k for 2 bedrooms.

I did my research and it seems some of the suburbs satisfy my ticks are:

  • Epping (some townhouses over 700k bracket, however Marsfield has limited option under 700k)
  • Sutherland (a little bit far from CBD)
  • Miranda
  • Caringbah

For apartment I looked at:

  • Lane Cove
  • Meadownbank
  • Ryde
  • Eastwood

If you guys have about 180k for deposit, which suburbs you will buy, can you tell me the reason? Any input I am appreciated. Thanks!

    Check out the "moving" thread I recently started, it's more about renting but you still might be able to find some useful info there.

      Yeah thanks, I read your post before creating my post. But my budget is much lower, on 700k, so has limited options which has lots of tick boxes.

      Your thread has much useful info, I subscribed to it yesterday.

    Personally I would go with Epping because of two train (metro in the future) lines to the city.

      Yes, I lean more about Epping too. But the problem is there is less properties on the market for townhouse or villa.

      • I just did a search and there is nothing (townhouse) for Epping :)

    Avoid Ryde and Eastwood apartments, horrendous traffic there. 2 lanes for 20 blocks of apartment? Approved by the council. Why dont you look at north shore-ish apartments?

    • Yes, I also open for north shore apartments too, but for apartment I would put in the bottom of the list.

      Reason is the price is too high and the strata fee is costly.

        Check Hornsby. Good value out there and ticks your boxes. Hornsy North Public school is excellent.

  • For your budget, you might want to look at Westmead. Its a bit far but meet your conditions and price range

    Nice work on saving 180k for your first home. Why not rent and buy cheaper in 1-2 years?

    • I currently living in Burwood, there is no where a townhouse with 700k, the new apartment currently selling is 650-750k for 2 bedders

        Well if your after a townhouse minimum, in your criteria. Buy a lottery ticket. As living in burwood Sydney you already realisegood luck.

    • I know this is small deposit, but that's all we got. Maybe save a bit more for next few years if cannot find a good property at the moment.

        "Small Deposit" - are you serious…thats excellent deposit. Lot of people dont have that much deposit.

      • Kudos to you for having that amount of deposit Op. Keep hunting around and you'll find what you want (within your budget of course). I have done house hunting 3 times in the last 8 years (not just for myself but helping my family out as well).

        It's not the size of the deposit. It's the expectation of what the deposit can buy.

  • For a unit. For a house etc save for another 5 years of look at penriff

    • You mean Penrith, Kingswood area. I cannot find a good school in this area on bettereducation site. I also took some visits to this area some months ago. It is look good, but I am not sure about safety, school.

  • Westmead is fantastic area - I know a family who live there and they are so happy with the primary school. Also - close to Parramatta and you can get an express train to Wynyard. Also - new metro coming (many years down the track).

  • What is your ethnic background? That may help inform choices and give you access to your local community.

    EG Eastwood has a large Chinese community, Indian around Wentworthville/North Parramatta, Vietnamese in Marrickville etc.

    Macquarie Fields. Local PS is feeder to MF High School which is semi-selective (has v.good reputation).
    Local shopping centre has Coles, WW and Aldi + Target. 15 mins drive to Macarthur Square (has DJ's) or 15 mins to Liverpool Westfields (has Myers).
    Express trains from Glenfield (one stop north of MacFields) have you in city in ~45 mins.
