Delays in Fixing Water Leakage in a Unit

I have an investment property in NSW. There is a water leakage into a wall of one of the bedrooms. Tradie organsied by Strata has concluded that it is coming from the balcony of unit upstairs and they want to conduct a dye test however the tenants in this unit are not responsive. Strata is saying they can't issue notice until all options have exhausted and they keep on saying they are going to speak with Property Manager however no access has been provided as yet.

It's been 1.5 months for this follow up and I am quite concerned because the room is not only getting badly moulded but it's also Health concern for tenants.

What can I do in this regards? Also who will be responsible for compensation if my tenants ask for reduction in rent while this problem is being fixed?

  • That's why you have (and pay for) property manager's - flick the problem to them and tell them you want the issue resolved at their level asap. Failing which you will take your own remedial action and bill the property manager for the cost

  • Get the window cleaner to abseil down and drop the dye bomb, that should shake them up.

  • have you gone up and knocked on the door yourself to try and organise the die test? You could probably just ask them if you could put some food colouring down their drains and wait to see if it comes through.
