When considering getting into real estate investing for the 1st time, is it adviseable to consider any of the following for rental income?

What other options are available for someone with a full-time job?
If purely for investment, I would compare the financials of each option, and in doing that it would be easily identifiable that the Quest option is much easier to manage, with a defined return on investment, as opposed to AirBnB which requires either outsourcing of the management aspect (at additional cost) or a much more intensive management effort from the owner.
It is then a question if the ROI from Quest meets the expectations.
Why not just a 'normal' rental property?
That's also an option. I'm just gathering information at the moment.
Quest, or the likes, would not be my choice as you are locked into leasing the property back to them for up to 20 odd years.
