Who Should I Get out to Fix These Few Issues with Our House?

We built our house about 10 years ago and haven't really looked after it properly. I want to do something about it and wondering who would be best to call for the following issues?

• The evaporative air-con on the roof has been leaking water onto the roof tiles for about a year. Never really thought much about it but I think it's getting worse because
• I used a selfie stick to view the roof and there's grass growing in the gutter and the water always drips down under the verandah. It's always dripping because of the aircon problem but when it rains it's really heavy and I can't put things under there anymore or they'll get soaked.
• The toilet also won't stop running, there's something in the cistern which is broken I think. It's a small trickle but it's forever going (cheap brand toilet came with the crappy turn key house).

I guess the gutter would be a professional gutter cleaning service (I can't get on the roof) but I'm not sure about the aircon - would a person who services aircons also be able to fix the leak or would that be a plumbers job? Is it worth getting a service on the aircon or do they not need it?

    Google aircon service in your area. Definitely a good idea to give it the once over if its been left for 10 years

    Get a ladder and a bucket out and scoop the gunk thats in there into the bucket, toss in the bin / garden / somewhere. Do this before otherwise one day youll have a big storm and the water will get into your roof. No need to get onto the roof for this. Otherwise if you still cant, just find a local handyman / gardener in your area

    Evaporative coolers are designed to "waste" a steady stream of water so that you don't get Legionnaires disease. It's quite possible that your cooler is just doing what it is supposed to do. However, if it's been 10 years since anyone looked at it, you probably should arrange a service and a clean.

    If there is grass growing in your gutter, it just needs to be cleaned out. There's probably a centimetre or two of mud or muck in the gutter.

    Your toilet needs a plumber.

    toilet - take the top off. the outlet valve (the internal thing which lifts up and lets the water leave the cistern) could have something small jammed in there/ or it could be slightly off centre

    turn the water off at the tap below the cistern.
    take top off cistern.
    give the valve a wriggle, lift it up and feel for any crud under it.
    align the valve.

    turn water tap back on and see if still leaking.

    if it is a really terrible cistern then it would be cheaper to DIY replace it than getting a plumber.

    AC needs an AC specialist. Get a service too

    Gutter = handyman or gutter cleaner or roofing guy

    toilet = DIY, handyman or plumber

    You'll need to get a gardener to mow the lawn in the gutter
