Property Manager Response Time

Many people here owns investment property and majority will be managing them via real estate agent.

Interested to know:

1) What is your general expectations in terms of response timeline when you send an email to real estate agent?
2) What kind of excuses do they provide when they fail to respond?
3) Have they ever committed to response within specific time but still failed to respond?

For me:
1) I expect a response to be received within 48 business hours.
2) I have been busy lately due to expansion or doing role of 2 people as colleague on holidays?

    within time frame? i never gotten a excuse about lastness for replies. i just call the RE up and as for XXX

    yes.

    my question for you OP is that how much are you paying them percent wise? is it a lower end of the scale or premium? some offer more pricey packages for a higher percent of the rental income?

        • It includes month admin fee and property advertisement in case of new tenants.

              @John Kimble: Everything was good until the property got leased recently and then they are suddenly busy. Obviously!

              Have been ignoring calls for last few days where they promise to respond by COB but it never happens. I plan to send them an email stating that not happy with service level.

              It appears I need to provide 30 days notice. Anything else I need to be aware of if I want to switch property manager mid lease?

      You shouldn’t have to pay a REA for this, plenty of websites where you can access it for free.

    I rarely initiate contact with the agent, there’s not usually a need to.
    What are you trying to find out?

    • It's a new property in QLD and leased out in last fortnight. The tenant asked to install something new. I wanted to discuss logistics so I could organise my own installation but the agent doesn't respond.

      It's been a week since this request came to me but God knows when the tenant asked this agent. I am concious the tenant is awaiting more than week where no delay is from my end. What if they escalate to Fair Trading then who is going to bear the cost?

      Also more than 50% of my rent remittance was withheld. This was first remittance from this agency so I want to know why….

  • QLD property managers are pretty bad in general, it must be all that sunshine, they all charge 8% too.
    Something like a tenant request will not be that much of a priority for them but you are being annoying by wanting to organise your own repair or whatever it is.
    It’s so much easier for them to organise everything for you with their own tradespeople.
    I would never waste my time organising quotes and liasing between agents, tenants and trades to arrange access.
    The agent will basically act as your assistant and project manager, you pay for that service.
    The advantage is that they have relationships with tradies that mean you usually get someone motivated to do a decent job at a reasonable rate. It might not be the best or the cheapest but not incompetence.
    Also if something that’s fixed then breaks the repair has a guarantee that the agent will sort out.
    If you insist on doing it yourself just tell the agent the times that you can go in and leave it at that.
    Don’t stress about jumping on everything straight away, tenants can be a PITA.
