House Build Recommendations under $250k

In the market for a single storey house under $250k Melbourne SE suburbs.
Frontage 14m and Land size 350m2. Have no idea what size of a house would fit there.
Please share your house builder and house design name. . Thank you in advance.

        My house was built well over 100 years ago. And when I say more than $250k, I mean a lot more. I hired a builder to do my renovations and his quote was in the middle of all the quotes I recieved. There's a big difference between what building costs between suburbs and there is a big difference between building a mass built home that looks like every other home in the suburb, and doing custom renovations.

    • Similar cost here in Sydney East & North for Federation houses, etc.

      People don't normally spend just that on a hallway, kitchen and bathroom, they spend $1+m plus to extend out and up which includes kitchen, bathrooms, etc., to make it worth while.

    Seriously just google “project home starting price” you’ll get a pretty good idea.

  • $250k won't get you far unless you are building a very small house.

  • Doubt if you would get anything decent in this price range with a tier 1 builder.

    We used a tier 2 builder in SE melb - they only cover SE suburbs. Spent roughly 260K for a 4 - 2 - 2 (25sq)

      Land is expensive but house price is the same. OP also said South East, there is plenty of land that can be converted to residential area south-east of clyde/pakenham

  • Don't know if this is possible (guess depends on council also), but I wonder if its worth putting in a granny flat at a cheaper rate? That way you have a small place to live while you build up savings for a bigger house you'd like and wait for it to be built. I guess once built, you can then start renting out the granny flat for extra $$$ to pay back the place you'd constructed?

    • A 350m2 block won't have room for a granny flat as well as a house. In fact, the OP would be lucky to even get a backyard at all.

      • Oh I missed the area size before, not sure if it got added later, or was just too early in the morning for me.

    Relevant information missing from this post:
    - Is their an existing house on the land currently? (demolitions cost money)
    - Is this piece of land in an established suburb or in a newly titled estate? (building in established suburbs can cost significantly more than advertised build prices)
    - If in a newly titled estate, you may find you have to work with a limited number of builders
    - What are your requirements? (eg investment property, couple, family with kids)

    That said, you need to spend more time on builders websites researching regarding what will work for you (eg. metricon, carlisle, henley, simonds, etc.as a starting point)
    The question you've asked can be fairly well answered by visiting any of these websites (regarding dimensions of land, house size and cost).

    Check out a site like this which might give you a feel for pricing from the volume builders.
    Like others said, depends on the land, slope, easement restrictions etc. I assume these exclude site costs and the listed price is the minimum with no add-ons

    I would suggest for the south east going through that order, teir 1 big builders such as Simonds and Metricon if you want to change floor plans etc then head to zuccala or nhs or go to non-express
