2 Leases in 1 Name

Hello there is it possible or even legal to have 2 leases at the same time? If I want to rent a property to help my niece? She has not rented before? Will the bond or tenancy board have an issues with my name on 2 leases? I'm not sure?

    However the agent/landlord may not be happy to have someone on the lease with someone else living there.

    Are you paying the rent, or your niece? I believe you need permission from the landlord to sublet (although it's easier to get permission now than it used to be).

    Are you really helping her? If you're doing this because she has no rental history, how will she get a rental history for her next residence? Everyone starts from not renting.

    • Great point. See if the agent accepts you as a joint lessee. That way your niece would have her own lease history, and technically you are not sub-leasing.

  • Not illegal but you're effectively subletting which is prohibited in some tenancy agreements, so read the paperwork.

    • not exactly, you can nominate how many people normally reside in said property

      • Many agents will request all adults normally residing there to be on the lease. If someone else is paying you to stay there and they are not on the lease, that would be considered sub-letting.
        If they are staying there without paying (ie boyfriend/girlfriend staying over for a couple of months), then it would not count.

  • If she is paying or partly paying surely she can go on the lease and you can co sign it if the agency wants you to.
