Property Managing Agent - Certainty Property

Hi there,

I was wondering if anyone has had any experience with https://certaintyproperty.com.au. Their fees seem crazy cheap compared to many other property managers. They have a lot of good reviews, too many actually which makes it a little 'too good to be true' type of thing.

    Not like you'll have to deal with them anyway, that's the tenant's job. ;)

    Good of you to at least look at reviews though before throwing the tenant in the metaphorical deep end.

    I have no idea about them. They might be great. They might not be.

    My concern is that if their fee is the same regardless of what rent is being achieved, then what incentive is there for them to get you the highest rent possible?

    This is especially concerning since they are guaranteeing that they will pay the rent if the tenant is in arrears. The lower the rent then the less they have to pay. This seems like an incentive for them to achieve the lowest rent possible since their fee is the same regardless, and it minimises their potential losses.

    Their Melbourne ‘office’ at 180 St Kilda Rd is a shared space that can be rented out weekly as a virtual space. On that alone it would be a pass for me.

    • There's not even a phone number to contact them on, Must be run by Aldi.

      I would hate to be the tennant or landlord without a point of contact, almost every REA has they're mug on the websites/billboard. At least you has some idea on who your dealing with.

      • I am a tentant of this agency, and in my opinion they are very hard to deal with. They won't contact you by phone and when they make mistakes they pass it on to the tenant without any assistance.

    • Looks like all of their "offices" are co-working spaces - WeWork in Sydney, another in Brisbane.

  • I can answer a bunch of the questions above as I use them for my places.
    They know what they are doing.
    Very smooth process, all their clients have direct access to their PM instead of being forced to "call back" and leave the 30th email. Which works really well ( not perfect but pretty good)

    They have two products one is a fixed fee which makes sense, (as an owner why pay way more for the same work just because the rent is higher)
    I know the guarantee price is different from the fixed fee but we don't use that personally.but I can understand how it would work. Rent is sent to me weekly not held on and we have only had one maintenance issue but it was dealt with quickly and the pricing seemed on point.

    I like the fact they don't lease a bunch of high street offices. They manage property why would they need to pay top dollar when really that's what most smart firms do now.
    Saves them a bunch of money that they pass on.

    I like it.

    • I went with Propper but they have recently been bought by Coronis
