Best Affordable Suburb in Brisbane?

Hi Everyone,

If anyone who lives in Brisbane please suggest good suburb which is kids friendly & has good schools & childcare around. Currently I’m in Melbourne but will be moving to Brisbane in 2 months due to work.
I don’t like quiet places I love to be around people so please tell me what are my options….

    woodridge is cheap, friendly for the most part, but lots of crime, schools avg

    flagstone is out west is cheap, just no public transport, schools avg

      Op didn't mention dirt cheap. No one in their right mind is moving to Woodridge if they have any other choice at all. It's also in Logan, not brisbane.

    • I’m happy to pay more if the schools are elite, it’s only for short time I will move then planning to rent a place where schools are good.

    As a Victorian I hear about Logan in the news all the time.

    Sounds and looks like a nice area. It would appear that the area has a red and blue light show every night. Might be an expensive tourist attraction so check the council rates as part of your research.

    • like every region it has bad suburbs and good suburbs. you can get nice acreage in logan for <700k

      you wouldnt say the gold coast is bad because of southport, or brisbane bad because of inala, or L.A. bad because of south central.

    • There's Logan and there's Logan - like any city it has good and bad areas. The Woodridge area of Logan, not so good. Over Shailer Park and Cornubia, still Logan, a lot better. Unfortunately it's only the worst parts that get all of the attention. Just tarring all of Logan is like saying Sydney is a shithole because Mt Druitt, and ignoring more genteel suburbs.

  • 4074 is good value for money if you want the best bang for buck regarding distance to city. You can still get a 3 bed house for under $500wk.

    • If you're staying within the 4074 area it's great. If not, the M5 carpark is a major drawback. Western suburbs both sides of the river seem to be overlooked in terms of public transport & infrastructure improvements year after year - this is one of the reasons price growth hasn't been as rapid as other less desirable areas further from the city.

    Ex-Brisbanite OP. It really depends on your budget, what rough price ranges are you looking at? A lot of these suburbs are either jokes or more on the affordable side. If you are looking for a hip and happening suburb it is probably going to cost. Coming from Melbourne though its probably going to cost a lot less than you are used to.

    Some of my favourite suburbs to live would be: Hawthorne / Bulimba / Balmoral. Toowong / Rosalie / Paddington. New Farm is lovely but outside of my price range. Further afield is Chapel Hill / Kenmore / Indooroopilly. I was looking at Coorparoo as a decent suburb before I left but expect it has seen some significant capital growth in the past few years. YMMV and DYOR for sure.

    For me I thought about what was important to me. Proximity to work was higher priority for me and so that narrowed my field of where I wanted to look (I am FIFO so head to the airport each week). Looked a lot for things that I wanted (for example I live opposite a 24hr IGA + small shopping centre with a cafe strip + local amenities)

  • If you are renting - suburbs in the Centenary area (Sumner, Middle Park, Jamboree Heights, Riverhill, Mt Ommaney, Jindalee, Sinnamon Park etc) are relatively affordable and family friend. Only 20 min drive to the city (not during peak hour traffic). During peak hour traffic, driving to the city via Centenary Highway is a nightmare lol

  • Do not move to anywhere in Logan except maybe Daisy Hill.

    Do not move to anywhere in Ipswich.

    Do not move anywhere north of Carsledine or South of Rochedale.

    West and Southwest of Brisbane is generally good at least until you hit the Ipswich Motorway.

    East is generally good but avoid any suburb not bordering the Bay/River unless its in the Gumdale area.

    Overall my suggestion would be Pinkenba Village.

      • For Logan, with the exception of Daisy Hill, yes.

        For Ipswich its a yes, although Brookwater isn't too bad but damn the location is shit.

        However I am sure there is the odd riverfront property or historical homestead here and there which may be nice.

            • @Richmond Tigers: That's an interesting opinion. I have a rental in the Riverlakes Estate at Cornubia, certainly wouldn't consider that a dump. My son recently bought there too, having sold his Daisy Hill home that was broken into. A lot of crime in Daisy Hill.

            @Donaldhump: When I've been househunting I tend to walk away from those properties that seem to have a need for security screens on every window and door.
            I assume the owners know something about the area that I may not yet.

                So, you seem to think you are disagreeing with me but all I see is confirmation of my post.

                If you actually believed there was an extremely low risk of either those cases you would not take those additional precautions as there would be no benefit to incurring the cost.
                Being proactive to prevent something that is extremely unlikely to occur is a waste of time and money.
                By saying you are preventing it happening you are agreeing that the risk exists.

                So, if you had none of the precautions would you be in the same position due to it not being a problem? Or did the presence of your deterrent/detection system actually prevent it happening?

                  it may be a dilligant owner not wanting them at all should they come your way.

                  I have a termite barrier put in without knowing termites were around, neither of neighbors do not. one neighbor is now paying over 50k to fix his house 6 months after i put it in. our houses are 15m apart

                    It may be 'dumb as f', as you so eloquently put it, but my selection criteria of where/what to purchase has resulted in living in a very quiet area, with great neighbours and an extremely low crime rate.

                    You seem to be getting your knickers in a knot because someone has mentioned how apparently useless it is to have costly security screens installed when you insist there is no crime in the area. (I notice that you also seem to have conflated window and door security screens with cameras)

                    If you were so convinced of the absence of crime what made you go out and spend your money on what would be a totally unnecessary purchase?
                    Are you anticipating a sudden surge in crime in this crime-free area?

                    Termite barriers/detection I agree are necessary in most suburbs/cities - you can't see termite problems until it's often too late.

                      @Grunntt: I got a security door because I needed a dog door, and a mate did it all for a carton of piss, and even though crime free it looks good. I got security cameras so I can watch my dogs when I’m out, if any one can get past 4 mastiff dogs then they have balls or shot/poisoned them.

                      I reckon u would be ruling out 99/100 homes with your rigid criteria, must sound weird when you go to an open home and you say to the agent, yeh nah this house has security screens so it’s no good, you have any that don’t have screens? You may find the Shiter houses in degenerate areas don’t have them cos the owners spend more on drugs and have nothing to steal, but that sounds like your perfect house right there as has no crime

                      Guess you forego house insurance as no crime no flood no fire in your plans.guess you have no medical insurance as that’s not on your horizon either you have noplans to get sick. No income protection you will be employed forever. No car insurance as that would indicate your a bad driver which your not so u have none.

                      Why not remove the locks from your front door and sell them, why bother locking your car, waste of time only people in crime ridden areas need to do.

                      For the record you know how easy it is break into a house through roof tiles. Screen doors don’t stop anyone.

                        My questions were very specific but all you tend to do is then become more and more general and personally insulting so feel free to continue alone.

      • specify a a distance/commute radius of how close you need to be to work, as certain fools on here are taking your "Brisbane" at face value and only including "Brisbane City Council" suburbs, and what is your $/week to spend or $ to spend on mortgage.

        • At this stage I’m thinking if I can reach to work via public transport in 30 mins that’s reasonable for me, my main focus is childcare, school, family friendly & safety. If I have to pay more I will be fine😊

      • Griffith has three campuses, Mt Gravatt, Nathan and Meadowbrook. Which one? The latter is the most likely area you'll find a rental in your budget. Mt Gravatt and Nathan are close to everything.
