Are Roofing Defects Described below Covered by Builder's Home Warranty

G'day,
I have recently discovered that in the house I live in, some of the roof tiles have begun to slide out of place and about 80% of the ridge lines' mortar has cracked and is slowly crumbling and needs re-pointing. The house is about 4 years old so it's still under 7 years of HBA warranty which is covered by the builder. (The builder provides 25 yrs for major structural defects for first owner of the house, which I don't think is applicable here)

My question is, are the problems mentioned above covered by the builder until 7 yrs? Has anyone gone through a similar problem and resolved through builder?

    If you think the builder is going to be difficult - get a building inspector to write a report and literally state whether it is covered by HBA warranty. You can also use it for the scope of work the builder will have to fix.

      I would try the builder and see what they say. But honestly if you're going to pay for a report to be done and fight them, just pay to have the work done in the first place. Re-pointing of the capping and fixing a couple of loose tiles is going to cost you about the same as getting the report done without the hassle.

      • This suggestion is correct. Repointing is not that expensive.

  • Do NOT wait for the warranty to expire.
    Whoever jumps onto a tiled roof got to be light and wear shoes approved by the tile company.
    Maybe the tile supplier will inspect?

    • Thanks. The only people that has been to the roof are solar installers and maintenance guys for heating and cooling

      • If the builder was not engaged to do these additional jobs he will sure blame them. Solar installations on tiles can be troublesome, I asked a few installers and most say no or charge heaps more and make you sign a waver.

    G'day,
    So I've followed up on this matter and some other defects through builder's warranty and services web portal. Sadly it's been over 2 months and no one has gotten back to me about them. I've tried contacting the services department over the phone and emails and nothing has been successful. The service desk states they have assigned the job to 2 different service managers over this period and currently a 3rd person from senior managers have been assigned, but for whatever reason no one is reachable and they're not providing a direct contact method with them.

    As it has been going on for 2+ months, wondering what would be the next best course of action from my side to get any response or have the matter escalated/addressed.

    After lot of attempts the builder sent a supervisor to inspect and they arranged tradies to fix up all the issues. Thanks for everyone that shared their experience and advice.
