What Questions Should I Be Asking a Private Rental Real Estate Agent?

I am a university student who still lives at home.

Recently, my university has organized an open Q&A session with a real estate agent who has 20 years of experience in the private rental market. I'm wondering if anyone here has any good questions that I should ask about the rental market as a first-timer?

        Do you think your industry has contributed to housing unaffordability and insecurity? Is it right that we all equally need to live in a house, but property ownership and wealth is highly concentrated in the top 1 and 10%?

        • Don’t put us all in that bucket. I’d blame the government for the situation we are currently in. I’ve got two rental properties and I don’t overcharge like a lot of Real Estate companies do! Private landlords are usually the ones that are fair, but yes the small percentage are the ones that make it worse for the rest.

  • I must be in the minority.

    I don't hate REAs. I have been a buyer myself and been part of their 'games', but I go with it and don't complain.

    I understand :
    - They have a responsibility to get as high a selling price / rental as possible.
    - As with all sellers / purveyors in the thousands of years before they need to generate interest for the product they are selling.
    - If multiple people are interested in a property (be it a sale or for rent) they are wired to encourage market forces to reach a better outcome.
    - Embellishing certain points about a property helps potential buyers / renters overlook potential downsides.

    I have actually never sold using an REA for selling, I do it myself, that's about the extent of the disdain I have for that occupation. I accept many people prefer to use their services and they perform a critical function in this transaction.

    OP what will be the background to your questioning?

    Are you wanting to pursue a career in that space? Are you wanting some insight in the current market? Are you wanting tips to how to best get accepted for a rental?

  • Which schools do you send your kids to?

    Kidding - that's for the sales guys.

    How much do you earn, do you recommend it as a career, how do you get in, if you have your chance again, what would you differently, own your own rent roll or work for someone else?

    What is your (agency)/the typical case load (number of properties per agent to look after), commission you charge, bad tenant/landlord stories. What are the characteristics/results of a good agent? How can you tell?
