  Brokers only work with limited lenders who offer commissions and will generally be biased towards those who offer high commissions.

  Brokers are never a good deal.

  Op you really need to list this as an add on to an actual rate deal you can provide.
  A 0.1% lower rate per annum on a 500k loan is going to more than cover the $395pa.
