Please Recommend a Good Company to Build Townhouses

Hi all, I purchased a 485 SQM (22x22m) old house at Clayton 3169 and plan is to demolish and build 2-3 townhouses/Duplex.

Though I built my home from Simond in 2019 but do not have experience in townhouse construction. Please can you suggest a good company/builder in Melbourne?

    Gawd will they even allow 2-3 town houses on a block that size?

      yes there are many townhouses here with area 170 SQM

        I assume duplex? Then yes, look to see whose been building those in the area. Unfortunately many cheap out, so keep in mind your cost expectations vs what you're actually getting (especially regarding sound proofing, privacy and fire prevention)

    You seem a little unprepared for taking on this major financial risk …did you buy the block without any rough plans or ROM cost of construction?

    • It was well planned, calculating cost of construction, profit etc… though plan B is to rent it and sell after few years

          "Licking ones' finger and feeling the wind" comes to mind.

          I know, cruel of me to say but, like some here I suspect, I've seen enough construction projects go south in both my professional and personal life that I know all too well that the success of a building project lies in, but not limited to, having scoped very thoroughly, getting proper estimates (broken down to individual cost items with contingency and a well thought out escalation factored in), and being able to tap into some wisdom and experience on development.

          Hopefully OP got good help from foolsgold. In the current climate, we still need development… defect free development.

          A word of warning for the OP… either don't have any balconies in your design, ensure the design is one that does not require waterproofing, or get the balconies leak tested properly before selling the townhouses… the number of large complexes that I've seen where the majority, sometimes every single balcony leaks is unbelievable. Save yourself and/or the future owners many lost years of your lives.

    Most builders are hot garbage these days from my experience. Everything is subcontracted 3+ layers deep with each subcontracting layer taking a cut & hiring kids & methheads to do the actual work.

    Its a jungle out there, keep tight oversight & frequent inspections.

    Note to self, do not buy any townhouses on a complex that is 485 SQM (22x22m) in Clayton 3169.

    • Im gonna guess its a lot narrower than 22m. Probably more like 10-15 wide.

    Sounds like it might stay an abandoned property for some time while OP finds a builder.
