Registered Vs Unregistered Surveyor. What Is The Difference?

G'day Ozbargainers

We're thinking of getting a land survey done for our property, to determine the boundaries. Our neighbour wants to build the fence further into our property.

So as above, I want to know what the difference is between getting it done by a registered surveyor, as opposed to an unregistered one? Or possible issues that may arise when getting it done by an unregistered one.

I did a quick google search, but unfortunately nothing turned up addressing this question directly.

      So it's basically void if they aren't registered? Which makes me wonder why there are unregistered surveyors.

        For work that doesn't involve land boundaries.

    Or tell ya neighbour to get stuffed? Isn't there laws in place to prevent exactly this (if the boundary hasn't been disputed in X years, it can't be)?

    • Yes, you're right. It's called "adverse possession". I did a bit of researching a few days back, but I am unsure if it applies to part of the land, here in NSW. I'm getting wildly different answers from googling this stuff.

      Apparently it is the case in Victoria. We have already occupied this land for 10 years and know for a fact that it has always been there. In NSW 12 years is required for adverse possession.

    Registered surveyors have the authority to sign off plans. To be a registered surveyor you need to have a uni degree and have passed 5 exams set out by BOSSI. They usually send survey technicians/surveyors (unregistered) to go out and collect data. They process the data and the registered surveyor will look over what you have done and ask you why.
